December 2016 HOA Meeting

Sandy Creek Homeowners Association Board Meeting

Meeting Date: December 15th, 2016

Board attendees: Homeowner attendees:

Steve Whisenhunt, Chair Gabriele Pearce

Denise Lee, Vice President Fran Littleton

Pat Lee, Treasurer

Bonnie Berg, Secretary

Old Business:

1.  Lien filings. Nothing new.

2.  Foreclosure updates: Nothing new.

There are still 4 liens that are moving toward foreclosure.

3.  We will revisit the paving on section of Raintree Drive until we collect more and the budget allows. Durbin & Brothers is on hold for now.

4.  Pat will have D & O Insurance quote emailed to K.S.C.B. website for Board to access and choose an amount.

5.  James Seaboch removed the railroad ties from 1906 Par Drive property.

New Business:

1.  Treasurer report: We have collected $57,625.02 since 2014 on notice of liens and actual lien filings.

2.  Road Assessments: We have spent $95,991.60 on our roads since 2014. We collected $52,335.60 and spent $43,656.00 from the general fund money.

3.  Steve W. will contact R & D Construction and one other construction outfit to get estimates for cleaning the drainage ditches on Par Drive

4.  Denise is keeping a file on all dog violations. She also is enforcing HOA codes.

5.  Denise will contact our County Representative Guy Tunnell to research who owns the roads in our community or have they been abandoned. If we do not own them the HOA would like to file Adverse Possession of the roads seeing as we have been maintaining them?

6.  Nate’s Garbage Company responded to the letter we sent last month with a very nice letter and offered to reduce rates if they became our exclusive trash hauler. Something to think about with the rising costs and the damage to the roads the bigger garbage trucks are causing.

7.  The club house will be coming down approximately the second week of February.

Steve made a motion to close the meeting at 8:45p.m. The motion was seconded by Bonnie and passed unanimously.

Respectfully Submitted by: Bonnie Berg – Board Secretary
