RS-30tNotice of Status of Application

(HOUSING CREDIT)

This form is used and delivered when an Applicant submits a completed application; and thereafter, anytime the Applicant’s status/circumstance changes. For example: Applicant refused an apartment offer or asks to be removed from consideration for an apartment; Applicant asks to re-new his/her application; Applicant is rejected because they do not meet eligibility standards and/or police, credit, landlord, etc. This form will help maintain uniformity in the application process, especially with Fair Housing.

Complete the form as follows:

  1. Enter in the name and address of the Applicant. Also enter the DATE you are sending the notice on the line indicated – this is VERY important information! Be sure to include the property’s name, address, phone and fax number in the BOX indicated: use the property stamp or attach your business card.
  1. Check the “box(es)” that apply(ies) to the applicant’s current status of the Applicant(s). Be sure to fill in the appropriate information as indicated including the name of the Apartment Community. Fill in any other information as appropriate and indicated on the form.
  1. When rejecting an Applicant due to poor credit, provide the Applicant with the address and telephone number of the Credit Bureau where they can obtain their credit report. Be sure that the information is written or stamped in the blank space under the “poor credit history”.
  1. When an Applicant refuses an apartment that was offered and you do NOT remove them from consideration, record the reason. (See “Resident Selection Policy”)
  1. The Owner/Owner’s Agent must sign the form and distribute as listed on form.
  1. If the application is “dead filed” or “rejected” per Management Policy (see Resident Selection Policy) at any time, fill in the “Office Use Only” box as appropriate. Then, place the RS-30t on “top” of the application and file it per Management policy. Also be sure to enter the HTC % that is relevant to the Applicant’s income.

REMEMBER:

Applicants have a legal right to know the status of their application at anytime. Form RS-30t “Notice of Status” is the means to accomplish this right. Also, any “in-person” notices must be signed or initialed by the Applicant where the Owner/Owner’s Agent signs.
