PLANNING APPLICATION 13/00105/DPP

Rosewell & District Community Council has studied the above planning application and wish to offer the following additional comments.

Pre Application Consultation Report Volume 6 – In this document, Scottish Resources Group (SRG) has responded to issues raised by those who attended the Public Exhibition in Rosewell on 3rd October 2012, and to RDCC’s letter of 29th October 2012 commenting on the Scoping Report. We are generally satisfied with SRG’s responses to the issues raised in our letter but wish to put forward some additional points.

Roundabout at the Fairmeadow Estate on the A6094 - We would wish to see more meaningful safety measures put in place. At present vehicles on the A6094 do not slow down when approaching this roundabout, so we suggest that SLOW markings on the A6094 and additional warning signage would be beneficial and would also be helpful to drivers emerging from the Estate.

Junction at Gourlaw Filters on the A6094 – There are hidden dip signs in place at these crossroads, but SRG should alert their drivers to the dangers of emerging traffic from left and right. ADW Taxis ferry local schoolchildren to and from outlying areas along the A6094 to the two primary schools in Rosewell, and they too should be made aware of the likely increase in road traffic. A car hire business has received planning permission to develop the old Gourlaw Filters building, and this will also add to the increase in traffic at this junction. We suggest, therefore, that additional signage should be erected warning all drivers of the need to slow down at this potential danger spot.

Forthcoming Planning Application from Bett Homes for 300 houses – We were contacted yesterday by Bett Homes advising us that they would shortly begin pre-planning application consultations with a view to developing the fields known as Rosewell Mains and Gorton Loan. 300 houses are planned for this site, which is adjacent to the A6094. This will, of course, result in a significant increase in traffic should the planning application be approved.

We trust that you will take the above comments, together with our response to the Scoping Report dated 29th October 2012, into account when considering this planning application.
