/ Role Profile
Role Title: Project Manager
Role purpose: Typically this postholder takes total responsibility for the management of a single complex project, from inception to completion, typically in value bands between £2m and £6m. This would include producing the weekly programme from the master programme and altering the former to meet the immediate needs of the project. Ensuring all daily and weekly returns is complete, coordination of all subcontractors, staff, management of health and safety and compliance with environmental standards, etc.
Accountabilities / Typical Performance Measure
Construction
  • Responsible for the creation of the weekly plan, adherence specification and programme of works.
  • Control costs and manage delegated budgets as required. Work closely with the QS to optimise the profitability of the project.
  • Prepare progress reports, monitor programmes and sign off quality control documents. The efficient control of project documentation.
  • Discuss design solutions with other stakeholders, making proposals to save time and money.

  • Progress against target and short term programmes, method statements and programmes.
  • The level of defects
  • Effective management of costs within budget.
  • Production of accurate contractor reports, drawing registers, and issue records.
  • Accuracy and timeliness of reports and control documents.
  • Creation of CMMR reports as required.
  • H&S File compiled and provided to CDM Coordinator.
  • Timely take offs and requisitions for placing materials and plant orders

People Management
  • Co-ordinate all Team Members, set and update work objectives for teams and individuals. Plan activities and agree work methods to achieve objectives.
  • Hold and record regular progress meetings with team and S/C.
  • Allocate work and evaluate teams, individuals and self against objectives, ensuring that no task is beyond the team member’s capabilities.
  • Ensure that induction is rigorously carried out and records completed

  • Efficient coordination and deployment of staff.
  • Carrying out staff appraisals, identification of training needs and taking appropriate action with issues of performance.
  • Adherence to company management systems by all staff.

Quality, Health, Safety and Environment
  • Responsible for the quality of all work carried out on the site whether undertaken by staff or contractors.
  • Required to identify causes of non-conformance on site, instigate action to control and prevent re-occurrence, including recommending system improvements. Identify significant health, safety or environmental risks and ensure their control

  • Site non-conformance reports investigated and preventative and corrective action request completed on agreed times
  • Control conformance with all process.
  • Ensure waste transfer notes for each lead and Environment Agency Licenses are available on site.
  • Development and implementation of effective Construction Phase H&S Plan.
  • Production of all MS and RAs ahead of site activities

Client Focus
  • Chair or participate in any meetings with clients, promoting professional image.
  • Liaise on a day-to-day basis with clients and/or their representatives to resolve immediate issues, ensuring client needs are met.
  • Contribute to the protection of individual and community interests.

/ Experience (Essential)
  • Typically 15 years of diverse building experience
  • Detailed understanding of construction methods and techniques
  • High level of IT skills, specifically in the application of project mgt software.
  • High level of communication skills.
  • QA – Assurance and regulation

Experience (Desirable)

  • Extensive knowledge of Health, Safety and Environmental legislation and its application.

Qualifications (Essential)
  • Professional construction mgt qualification or equivalent knowledge and experience.
  • Appropriate CSCS Manager Card
  • First Aid Certificate
  • SMSTS Course – 5 Day (or equivalent)
  • Specialist qualification e.g. Work at Heights, Mobile elevated work platforms

Qualifications (Desirable)
  • NVQ 4 or equivalent
  • Additional specialist qualifications
  • Membership of an appropriate professional association e.g. CIOB.
