Leasing Consultant – JOB DESCRIPTION

Reports to: Property Manager

I.BASIC FUNCTION

  1. Responsible for handling leasing process including qualifying of prospective residents, answering telephone, scheduling appointment with prospect, showing community and leasing available apartments.
  2. Assists Property Manager and Assistant Manager in measuring effectiveness of marketing programs and in making periodic market surveys.
  3. Adheres to all applicable local/state/county and Federal laws, Company policies and procedures and Fair Housing regulations.
  4. Has authority and responsibility to perform the functions and tasks described in this Job Description

II.RELATIONSHIPS

  1. Establishes professional relationships with prospective residents and maintains professional relationships with current residents.
  2. Maintains professional relationships with other staff members, and other departments within the company.
  3. Maintains professional relationships with suppliers, vendors, and professionals servicing the company and/or property and the community.

III.RESPONSIBILITIES

The duties listed below are not all inclusive; however, they are indicative of the activities normally performed by the Leasing Consultant.

A.Marketing:

1.Assists in development and placement of advertising;

2.Assists in development and implementation of special promotions;

3.Assists in preparation of market surveys;

4.Assists in preparation of traffic reports.

B.Leasing:

1.Establishes rapport with each prospective resident;

2.Determines needs of each prospective resident;

3. Shows model and/or market ready apartments;

4. Uses knowledge of property and community to overcome prospect objections;

5. Enters traffic daily in OneSite;

6.Obtains commitment to rent (i.e., fill out rental applications) from a specified percentage of prospects;

7. Assists prospective resident with completion of application;

a. Checks for completeness;

b.Makes sure applicants understand deposit and fee policies;

c. Collects application fees and other applicable fees.

8. Screens all applicants according to OneSite procedures;

9. Notifies prospect of lease approval /denial;

a. if approved, collect deposit.

10. Follows up on undecided prospects;

11.Assists in lease renewal procedures.

C.Move In Administration:

  1. Prepares lease package;
  2. Gives move in package to resident;
  3. Verifies all keys are in proper working order;
  4. Provides copy if lease and all appropriate documents to resident;
  5. Conducts move in inspection in apartment with new resident;
  6. Collects deposits, fees, rent due before allowing occupancy;
  7. Initiates all computer information on new resident.

D. Administration

  1. Assists in preparation of all leasing /occupancy /status reports;
  2. Assists in collection of late rent and other monies due;
  3. Assists in move-in and move-out procedures;
  4. Updates computerized Gate system.

E. Other duties as assigned by property manager.

IV.QUALIFICATIONS

A.High School Graduate or equivalent;

B.Good communication skills, including ability to speak and write English well enough to communicate effectively with onsite staff, residents and vendors.

C. Appearance, personal grooming and dress consistent with normal expectations in a business environment.

D. Previous customer service experience.

E.Confident, positive attitude.

F. Demonstrated integrity on personal and professional levels.

G.Ability to multi-task; attentive to details

H. Ability to interact with a wide range of people.
