Requirements for Security Deposit Refund

IF YOU HAVE YOUR RENT PAYMENTS SET UP ON AUTO PAY IN ANY FORM, (THROUGH YOUR BANK OR TENANT PORTAL) PLEASE BE SURE TO CANCEL PRIOR TO MOVE OUT.

Utilities must remain on until responsibility date (electric, water, gas, etc) You are responsible for utilities until the lease ends.

Do not turn off main breaker to the house. Electricity must remain on.

HVAC Thermostats should be set to 78° in the summer and 60° in the winter. Do not turn the system off.

Air filters/grates must be clean. ($65-350+ for HVAC service if not done)

All keys must be received in the office no later than 5pm on the date the lease ends. The lease requires that we charge rent for any days past the lease expiration date. (even 1 day).

Cleaning: The property must be left in clean condition. Partial charges may apply.

Remove all trash and personal items inside and out. Unit must be clean, free of trash/debris.

($65-250+ if not done). If all is clean except oven, ceiling fan, baseboards, etc., a “partial cleaning” charge will apply.

Trash receptacles must be empty (and removed if tenant pays for trash)

You are charged for trash left at the street at the time of inspection.

If property is determined to be excessively dirty, an exterminating charge will apply($55+ if necessary).

Carpets must be professionally steam cleaned, free of stains/burns. ($100-250+ if not done)

Empty ice maker in freezer and move arm to “off” position – damage resulting to the floor from melted ice will be your responsibility.

Appliances must be clean inside & out: stove, refrigerator, oven, dishwasher, microwave, exhaust fans, knobs, etc. Burner pans/rings must be replaced. ($65-200+ if not done)

Bath sink, shower, toilet, floors, walls must be clean. ($65-200+ if not done)

All light bulbs must be working and correct style for fixture. ($6+ per light bulb if not done)

Walls, trim doors, switch plates must be clean and free of holes, stains, fingerprints, etc. ($200-600+ if not done)

Garage, porches, decks storage areas must be swept and pressure washed if stained with oil, rust spills, etc. (($65-$100+if not done)

Cabinets/drawers must be clean inside/outside. ($65-200+if not done)

Ceiling fans must be clean & free from dust. ($25-65+ if not done)

Fireplace must be clean. ($25-65+ if not done)

Blinds/Screens must be replaced if bent or broken.

Front & back yards must be mowed, leaves raked up, beds weeded on last day of the lease, regardless of move out date. ($75-200+ if not done)

**It’s a lot more expensive if we have to send a repairman than it would be to do it yourself.**

  1. Cleaning: Especially tubs, refrigerator, oven/stove (replace drip pans and rings).
  2. Cleaning: Especially wiping down baseboards, doors, windowsills, switch plates.
  3. Trash by the street – All trash must be gone by the move out date.
  4. Bent/damaged blinds - $5 if you do it, $65+ if we send a contractor.
  5. Bent or torn screens - $15 if you do it, $65+ if we send a contractor.
  6. Dirty air filter – Clean grate. $85-350+ service call if we must send a contractor.
  7. Missing or burned out light bulbs - $1 if you do it, $6 if we must send a contractor
  8. Garage door openers, parking passes and pool passes/keys must be returned at the same time as unit keys (do not leave them in the unit).
  9. Mow front & back yards, weed all beds– even in winter months, this must be done at move out. It’s free if you do it, $75+ if we send out a contractor.
  10. Patch/touch up nail holes, scuff marks on walls, dings from furniture moving etc. Left over paint is usually left in garage or closet. If there is no paint, wall color can be matched at Home Depot, Lowes, Sherwin Williams, etc. If paint does not match, do not continue until a good match is located.
  11. Cracked outlet & switch plates - $1 if you do it, $5 if we send a contractor.
  12. Prorated rent payments if move out is mid month – 5% late fee will be added if paid after 5 pm on the 5th.

If there is a problem with a repair completed at move out, they will return at no cost to ensure proper service:

Important Notes

  • Whether you use one of our recommended vendors or another contractor, a copy of your paid billsmust accompany your EXIT FORM at move out to prove the work was completed.
  • You are welcome to use any contractor. However, if you use a contractor outside of our list who does a poor job, damage charges will apply if the work must be done again to return the property to its original condition.
  • For example, if you pay someone to replace a window blind, but he used the wrong size or it falls down at the move inspection, you will be charged for the repair.
  • If you pay someone to steam clean the carpet, but it is still stained or smells like smoke/pet/urine at move out, you the tenant will be charged to re-clean and deodorize the carpet. It is the tenant’s responsibility to ensure work is done properly.
