Although the inspector may have made verbal comments at the time of the inspection or comments in e-mail messages, information in the written report supersedes all verbal or e-mail information from the inspector.
GENERAL
Visual inspection
The scope of the General Home Inspection is limited to discovery of defects in those systems and their accessible components that are visible during the course of the inspection. Excluded from the scope of the inspection are defects hidden from sight during the normal course of the inspection or the discovery of which would require special knowledge of a particular vantage point or previous knowledge of the defect.
Some defects are visible only under certain physical conditions or circumstances and the Inspector disclaims any defects that were not apparent during the normal course of the inspection.
The Inspector will describe visible conditions, but will not speculate or draw conclusions based on visual evidence in areas that lie beyond the Inspector’s expertise.

HEAT
Heat exchangers
The Inspector specifically disclaims heat exchangers because a proper evaluation requires invasive, technically exhaustive measures that exceed the scope of the General Home Inspection.
Dangerous conditions may appear only intermittently depending on variations in heating system operations and existing conditions. If there is any doubt about the condition of the heat exchanger, you should have the furnace certified by a qualified HVAC contractor.
No warranty/guaranty
The General Home Inspection does not include any form of heating system warranty or guarantee. Its purpose is to reflect the condition of the home at the time of the inspection.
Programmable thermostats
In accordance with the Standards of Practice The Inspector is not required to operate programmable thermostats but if the thermostat is one with which I am familiar I will operate it in order to more completely evaluate the heating system.
COOLING
AC coils hidden
The air-conditioning evaporator coils were not visible due to their location inside the system ductwork. Inspection of the evaporator coils is limited to cooling system response.
ELECTRICAL
PV
The home had a photovoltaic system installed that was designed to convert sunshine into electricity usable in the home. The General Home Inspection does not include inspection of photovoltaic systems. The Inspector specifically disclaims the condition of photovoltaic system components and the quality of performance. You should have the system evaluated by a qualified contractor in order to determine its condition and to learn about any maintenance requirements connected with its use.
PLUMBING
Solar Thermal
The General Home Inspection does not include inspection of Solar thermal (solar fluid heating) systems and the Inspector specifically disclaims the condition of components and the quality of performance of any solar thermal systems installed at the home. The inspector recommends inspection of the solar thermal system be performed by a qualified contractor.
ROOF
No warranty/guaranty
The General Home Inspection does not include any form of roof warranty or guarantee against leakage or defective materials. The home inspection does not include any estimates of remaining lifespan for any roof-covering materials. Its purpose is to reflect the condition of the home at the time of the inspection.
