RENTER CALL LOG SCRIPT
.Hi, I’m calling for ______Which property are you calling about? (If you are calling them – Hi it’s _____ witheXp Realty. I see you were interested in 123 Elm street). Let me check and see if it’s still available because these properties tend to go pretty fast.
.“So, what brings you to the area?” (Build rapport – Ask about Family, Occupation, Recreation, Dreams -FORD.)
.Has anyone explained the process & qualification requirements to you?
.Do you have a few minutes?
.Let me ask you, what’s the latest you can move in?
.Are you working with a real estate agent?
- If "Yes,” Your agent can show any property in the area and we don't like to step on any toes as a professional courtesy. If they are not taking care of you then let me know and I would be happy to help.
- If "No,” Great, now you can tell people you are working with me, I can be your realtor and my services are FREE! We get paid by the property manager or owner to help you. How does that sound?
.What I can do for you is cut down your search time by locating several properties available that meets your criteria, so you’re not finding homes that are no longer available. Then once you narrow it down to the one you like best, I help you negotiate any issues with pets, or amenities, and then facilitate a smooth transition for your move.
.I recommend that my clients do a drive by of each property and your due diligence on the school district and things that are important to you and let me know your top 3-4 choices as soon as possible and I can schedule tours for those top 3-4 choices.Once we narrow it down to the one you like best I will help you submit an application right after we tour so someone else doesn’t take it off the market. Does that work for you?
.So, as far as the requirements go, you must earn (gross) three times the amount of the rent, have a 550-credit score, pass a background check, and not have any broken leases. Will any of those be a problem for you?
.So, let me ask you, why haven’t you considered buying?I typically ask that to clients paying $1300 or more, because total move in cost are typically less expensive to get into a home these days. Total move in can be as low as $500-$1,000 instead of $3000 or more. Did you know you could end up coming out of pocket with less than you would for rent?
.I can have someone contact you about pre-qualification, so we can take a look at a few different options to increase your purchasing power. I can share more information about this while we are out touring homes. Sound good?
.Oh, the property you called on is / (is no longer) available, and (but) I have found one very similar in the same area I think you would like. Would you like to see it today or tomorrowas these properties tend to go pretty fast?Morning/afternoon. How's 10 am/2pm?
.So, let me get your email to send a few properties to. Is the number you’re calling from your best contact number? Could You spell you first and last name for me?
.It looks like the home you called about is ____ bedrooms, ____bathrooms, _____ car garage, _____ story, and ____ square feet. Is this the right size and neighborhood for you?
.The price of the property is ______per month is that the maximum you could spend per month?
