2.“So, what brings you to the area?” (Build rapport – Ask about Family, Occupation, Recreation, Dreams -FORD.)

5.Let me ask you, what’s the latest you can move in?

6.Are you working with a real estate agent?

  1. If "Yes,” Your agent can show any property in the area and we don't like to step on any toes as a professional courtesy. If they are not taking care of you then let me know and I would be happy to help.
  2. If "No,” Great, now you can tell people you are working with me, I can be your realtor and my services are FREE! We get paid by the property manager or owner to help you. How does that sound?

7.What I can do for you is cut down your search time by locating several properties available that meets your criteria, so you’re not finding homes that are no longer available. Then once you narrow it down to the one you like best, I help you negotiate any issues with pets, or amenities, and then facilitate a smooth transition for your move.

8.I recommend that my clients do a drive by of each property and your due diligence on the school district and things that are important to you and let me know your top 3-4 choices as soon as possible and I can schedule tours for those top 3-4 choices.Once we narrow it down to the one you like best I will help you submit an application right after we tour so someone else doesn’t take it off the market.
