Valley Ridge

Valley Ridge, a 140-unit senior housing development located in Burnsville, Minnesota, provides affordable independent senior rental housing, as well as assisted living and memory care in one continuum of care campus. Valley Ridge was the result of addressing multiple community needs including: redevelopment of a site that housed a blighted, outdated shopping center, remediation of a site with environmental challenges, production of much needed affordable independent living for seniors age 55+ and the addition of assisted living and memory care units to address the growing need for a continuum of housing resources within Dakota County.

Terrell Heights Neighborhood Redevelopment

Terrell Homes I is a Housing Tax Credit Project that consists of 54 new single-family rental homes in the Terrell Heights neighborhood. The project began in 2009 with NRP Group, LLC, an Ohio-based company, specializing in award-winning quality affordable housing products proposing to construct an infill development project in Fort Worth that would include single-family rental housing.

In 2010, the city of Fort Worth awarded $900,000 of U.S. Department of Housing and Urban Development HOME Investment Partnership Program (HOME) Grant funds to the project. In addition, the project was awarded $1,136,782 of 2010 HTC from TDHCA.The partnership secured a construction loan in the amount of $9,300,000 from Comerica Bank. The total development cost is approximately $11 million dollars.

Terrell Homes I is comprised of 54 single-family rental units on scattered sites, a leasing/community center, and green space for a total of 56 lots in the Terrell Heights neighborhood. 5% of the units are designated for persons with mobility disabilities and 2% of the units are designated for the visual and hearing impaired. All of the units are affordable to families whose incomes are 60% or below the area median income. Rents range from $787 to $1,080 per month. The project was completed in 2012 and is currently 100% leased.

The Commons at Imperial Hotel

The Commons at Imperial is a state-of-the-art permanent supportive housing facility that targets residents facing homelessness and other special needs. Located in the heart of downtown Atlanta, the Imperial Hotel is an historic site originally built in 1911. From September of 2013 to January of 2014, the Imperial underwent a complete renovation and restoration and includes 90 single-occupancy units of high quality housing. Utilizing multiple funding sources and maximizing the collaborative efforts of the public and private sectors, the Imperial stands as a statement of excellence in affordable housing for a population most at need.

HOME Excellence: Fairfax County, VA Department of Housing and Community Development

Mondloch Place

Mondloch Place, Fairfax County’s newest affordable housing property, is located inAlexandria and offers 20 fully furnished efficiency rental units with onsitesupportive services to formerly homeless individuals. The building is owned by the FairfaxCounty Redevelopment and Housing Authority (FCRHA) and is operated by the Fairfax CountyOffice to Prevent and End Homelessness (OPEH) and New Hope Housing, a nonprofitaffordable housing and support services provider. Constructed under existing zoning, the facility was renovated under the leadership of theFCRHA utilizing a combination of federal Community Development Block Grant (CDBG),CDBG-Recovery Program, HOME Investment Partnerships Program, and EconomicDevelopment Initiative resources, in addition to a small amount from Fairfax County’s HousingTrust Fund. Together, these resources funded the total project budget of approximately $3.7 million. Mondloch Place opened on September 28, 2013. Individuals were selected who were experiencing desperate situations and who were amongst the most vulnerable and difficult to serve in the community. New Hope Housing continues to provide the support services the residents need to handle some of the most basic life skills, to transition to residential housing and successfully remain in housing.

Multifamily Excellence: The City of Santa Ana

The Terraces at Santiago

The Terraces at Santiago is a public/private partnership between the City of Santa Ana (California), C&C Development and Orange Housing Development Corporation and was completed in February 2013. This new community provides 36 extremely low and very low affordable rental homes in downtown Santa Ana near the Santa Ana Regional Transportation Center, a major hub of public transit within Orange County. Inspired by Spanish and Santa Barbara architectural influences, the Terraces at Santiago transformed a foreclosed, blighted one-acre site into a high quality, livable and sustainable community for the City’s work force population. The project’s features include LEED Gold Certification, smoke-free environment, Energy Star appliances, a tot lot, onsite laundry facilities, community room, shaded courtyard, raised planter beds, and a five-bedroom plan for larger families, as well as a mix of two- and three-bedroom units.

Hampton Village Apartments

Hampton Village Apartments is a 100 unit redevelopment project, built in partnership with Carrfour Supportive Housing, Inc., and benefits low-income residents. Shortly after completion, Hampton Village Apartments received Silver Certification from the National Green Building Standard. Initiated in November of 2011, Hampton Village Apartments is located in one of the most economically distressed areas of Miami-Dade County. Hampton Village Apartments was constructed adjacent to the Historic Hampton House Site, which has had a positive impact upon the financial success of the Hampton House project and is being renovated into a museum, retail operation, and event facility. Hampton Village Apartments has not only breathed life into the Brownsville Community, it aided in restoring the legacy of the Historic Hampton House which was a vision of a faithful few. It has created a ripple effect in a well-needed neighborhood.

Multifamily Excellence: Housing Finance Authority of Palm Beach County

Westgate Apartments

The Housing Finance Authority of Palm Beach County, Florida is a proud participant in the financing of the “Westgate Plaza” apartments in suburban West Palm Beach. The recently constructed seniors’ rental apartment community was developed by Landmark Development Corporation, Miami, Florida together with co-partner Palm Beach County Housing Authority which provided Section 8 vouchers for all 80 units.The $16M project was a public/private partnership involving the Authority which issued $7.5M of tax exempt bonds purchased by Citibank NA, a $6.1M loan of Neighborhood Stabilization Program 2 funds from Palm Beach County, and equity from the syndication of 4% low income housing tax credits. The four-story complex includes 56 one-bedroom units and 24 two-bedroom units; twenty units are reserved for seniors with incomes no greater than 30 percent of AMI and 24 apartments are reserved for seniors with incomes no greater than 50 percent of AMI.The apartments contain energy-efficient appliances and impact-resistant windows and doors, with connections for cable television and Internet service. Four of the units are completely designed to meet Uniform Federal Accessibility Standards and include wider doorways and larger spaces to accommodate persons using mobility assistance devices,roll-in showers with grab bars, lowered counter tops and open counter bases, and appliances with front control knobs. Westgate Plaza amenities include a computer lab, library, fitness room, clubroom, and a pavilion with picnic tables and barbeque grills. Full occupancy was achieved in only 45 days; the leasing office had a current waiting list of more than 200. During the grand opening ceremony, which was held in the stylishly-decorated clubroom, two residents gave brief testimonials about the sense of safety and comfort they have experienced at the new complex.
