HISTORIC CONSERVATION COMMISSION

CASE # 322 – It is proposed to construct a small addition to the rear of 1112 Prospect Ave. OWNER: Curtis and Loris Barnette

The Commission upon motion by Mr. Loush and seconded by Mr. Silvoy adopted the proposal that City Council issue a Certificate of Appropriateness for the proposed work described herein:

1.  The proposal to construct a small addition to the rear 1112 Prospect Ave. was presented by Ben Walbert and Rusty Sullivan.

2.  The existing rear porch structure will be removed and replaced with a small, 2-story frame addition as shown in the drawings submitted to the HCC.

3.  The new addition will have a gable roof of the same slope as the present rear wing. The cornices, rakes, and pent boxes will exactly match the existing.

4.  The roof which is not very publicly visible may be an artificial slate fabricated of rubber or real slate. The cornices will be constructed of wood and copper gutters and down spouts installed. These will exactly match those features on the existing house.

5.  The walls of the new addition will be smooth, fiber cement siding with a 7” reveal and 5” corner boards. This siding will match that on the present garage and will be painted a light gray to match the garage.

6.  The windows and doors will have simulated divided lights, 4”-5” wide casing, and traditional lug sills. The windows, doors, and all trim will be painted white to match the existing trim color of the house. Aluminum clad wood windows and doors may be used because they are at the rear of the house and not highly visible.

  1. The existing stone porch foundation walls and the stairs with wrought iron railing will not be changed. A c. 1925 wrought iron railing (salvaged from the renovated porch fifteen years ago) will be placed on the flat roof of the garage on the west side. A white lattice screen will be placed on the east side of this roof. This lattice will match that on the existing porch.
  1. The proposed work was approved by a unanimous vote.
