Introduction

Well, this issue is a little late. But, the groundhog says we have six more weeks of winter - - - so I guess that makes this issue about two weeks early. Anyway, we hope everyone had a memorable Christmas and we wish everyone and exciting and rewarding New Year.

Now at the risk of having to eat my words, where is all the terribly cold weather everyone seemed to be threating us with late last year. Except for a few cold days it seems like fall never ended. We were picturing mounds of snow and slipping on ice as in previous years. Well let’s stop here in fear of jinxing this lovely weather. Let’s see what the next few weeks bring. It may still be too early to put that sled, garbage pail lid or cardboard box in the attic.

The West Winds Property Owners Association Board of Directors meets on the first Thursday of each month in order to discuss and address business items. Items of Interest

For those that may not have noticed, we removed the old, half dead tree in front of the wall at the front West Winds entrance. The new tree, though a little small right now, should be better suited for this location.

In the next few months we plan to move forward with road work on phase I within our community. The planned work will include sealing cracks, adding asphalt to low areas and sealing all existing asphalt in phase I.

Information regarding our annual community yard sale will be sent to neighbors in the near future. This year we plan to schedule this event for Saturday, May 2nd.

Keep in mind…

-There is a lot construction going on in our community right now. Experience dictates that we all need to be more careful about leaving cars unlocked or leaving items in our yard that might disappear. Just seems to be more of an issue during times of heavy construction.

-Drive slowly! The speed limit in West Winds is 20 mph and is clearly posted. Remember that children may be playing. Be particularly careful near the hill at the intersection of Chinook Drive and Ives Drive. Also, at curves on Westwinds Drive. Parents should remind children to be careful whenever they play in the street.

-New construction, outside additions, fences, awnings and storage units must first be approved by the West Winds Architectural Control Committee.

-Be responsible for the family dog. The neighbors shouldn’t need to be concerned about walking in their own yard after your dog has visited. Be sure to take a plastic bag if you’re out walking with your pooch.

-All of us should try to keep our neighborhood clean and litter free. If you see litter in common areas or around our gates why not grab it and help us keep everything looking nice. Your efforts help make West Winds an attractive place to live.

Construction Projects

Have you been thinking about adding on to your home? Remember, the West Winds Bill of Assurance requires that all new construction be approved prior to the start of the job. The requirements are straightforward and sensible.

Take a few minutes and review Part B of the Bill of Assurance if you’re planning any kind of construction. A construction permit is required and must be approved prior to beginning your project. The permit is available on the West Winds website at under the Permits/Forms link.

Working with the Architectural Control Committee will ensure that your work project is approved and that you don’t build something which may later need to be removed

2015 Property Owners Fees

An email was sent out recently to all West Winds property owners announcing that our 2015 POA fees are now due. A $250.00 fee is required for each lot owned and must be paid or postmarked by February 28, 2015 in order to avoid a late charge of $40.00. Checks should be made payable to “West Winds Development.” Please include your lot number in the memo section of your check. Payments can be mailed back or deposited into the West Winds mailbox located just outside the gate at the front entrance.

You Can Help

Things in West Winds usually go smoothly and without incident. Occasionally, though, something

may go wrong. It may be as simple as a burned out light or an entry gate that is stuck open. Or, as has occurred a few times, our entry gate sprinkler systems malfunction and remain turned on. The sprinklers are supposed to run during the early morning hours and be off by 8:00am. Contact a board member whenever you see something out of the ordinary. With your help, we can address minor problems and keep anything from turning into a more serious situation.

Property Owners Association Mtg.

Our POA meeting was held on Thursday, January 22nd at David and Cheryl Moon’s home. We want to thank each of you that attended. 2014 activates were discussed along with plans for 2015. West Winds financials for calendar year 2014 were shared with the group. The minutes of the meeting have been posted at our West Winds website. Again we appreciate the attendance of our neighbors that took the time to attend our annual POA meeting.

Welcome to West Winds

We have new neighbors in West Winds! We would like to welcome, William and Kattie Byrd, 195 West Winds Drive. Our next two neighbors are so close to finishing their new homes it only makes sense to give them a big welcome also. Richard and Jessica Carr, their new home is on Chinook. Also, Ross and Hannah Puckett, 142 West Winds Drive. We want to thank these new neighbors for making West Winds their new home. It’s so nice to see continuing construction in the neighborhood.

Board President’s Message

Well 2014 is in the past and we look forward to all the events to unfold in 2015. It’s nice that our West Winds Community finally has legal use and access to the lake lot property. We feel this was an important step in preserving and enhancing the value of each of our properties. We plan to move forward with some road repairs and maintenance of the road in phase I of our development. We feel this project will also help preserve the value of properties making roads within this section of our community uniform, attractive and will extend the roads life. Based on concerns raised regarding security within our community we plan to introduce a Community Watch Program in the near future. We believe by being better informed along with additional security measures we can all feel more secure and at ease within West Winds. We thank each of you for your support and cooperation and we look forward to working with you as we move into our new year.
