Position Summary:
Supervises all activities of the HVAC Shops including direct supervision of 2 foremen and up to 24 mechanics and helpers. Responsible for code compliance of all HVAC, associated equipment. Directs day-to-day efforts on union shop staff, retains and supervises outside contractors and HVAC consultants, implements maintenance requests from clients, other maintenance supervisors and project managers. Performs shutdowns, startups and testing of chiller and fire standpipe systems to provide safe, efficient and uninterrupted operation and maintenance of plant systems. Perform startup and commissioning for new and existing HVAC and controls systems.
Principal Responsibilities:
1. Demonstrates knowledge of the organization’s Service Standards and incorporates them into the performance of duties.
2. Schedule of Staff -- Assist to establish work hours of employees, (including overtime), vacation approvals, sick time and vacation coverage needs. Also monitors foremen shop performance
3.Supervision of Staff Activities -- Responsible for the action and work of 4 foremen and mechanics for HVAC, Refrigeration and Engineering shops.
4.Staffing/Supervision & Development of Shop Personnel – Assists Director of Energy to maintain a high-quality staffing level of the shop, providing adequate performance evaluation and personnel counseling. Assist Director of Energy in preparation of shop budgets.
5.Project Management -- In conjunction with the Director of Energy, Operation Managers, and Project Managers and outside consultants manages in-house HVAC projects.
6.Maintenance of Engineering Equipment -- Assists with the continuous operation and maintenance of HVAC system. Also, handles emergency problems, breakdowns and other unanticipated events may of which effect patients, staff and visitor’s life safety.
7.Liaison -- Develops, maintains and takes leadership position in JCAHO inspection, environment of care committees, utility plants, work groups and including maintenance requirements and efforts.
8.Work Planning / Long Term Goals -- Assists in planning and development of the staff to be able to address current problems and anticipated future issues. Participates in departmental work planning and goal setting for the coordination of short-term work efforts and long term projects such as capital improvement.
9. Building Management
Minimum Qualifications:
Engineering Bachelor’s Degree and related experience including 4-6 years experience in industrial/commercial HVAC systems, piping, fluid flow, electronic/pneumatic control systems, HVAC and Building Automation Commissioning. Must have knowledge and 2 years of union trade supervisory is desired.
Preferred Qualifications:
Familiarity with all types of mechanical electrical, plumbing systems, building automation systems, energy conservation programs, utility distribution, management/supervision in a union shops environment is required. In addition, should possess the ability to function in stressful situations and respond to emergency conditions.
