JOB PURPOSE / To be responsible on a day to day basis dealing with reactive works for the repair, maintenance and safe custody of Council buildings as instructed.
To be flexible enough to be able to work various hours as and when required to cover annual leave/sickness for other team members and on standby / call out during the evenings /weekends in case of building emergencies.
To maintain building security as required and be a main key holder.
To organise yourself on a day to day basis and to ensure that all work and duties are carried out to a specified standard and the ability to use a computer when necessary.
To work in a diligent, efficient and conscientious manner, individually and as a member of a team, undertaking building maintenance activities associated with the following key tasks and responsibilities.
MAIN DUTIES & RESPONSIBILITIES / BUILDING
  1. To be responsible on a daytoday basis dealing with reactive works for the repair, maintenance and safe custody of Council buildings as requested.
  1. To be on stand-by/call-out during evenings / weekends in case of building emergencies.
  1. To deal with tradesmen in respect of deliveries/queries/maintenance works and to ensure correct induction procedures are followed.
SECURITY + ALARMS
  1. To deal with building security at the beginning and/or end of each shift as and when required. To lock/unlock external doors, gates and windows, switch on/off lights, all necessary fire alarm exit doors, electrical appliances and security alarms at appropriate times.
  1. To periodically check fire alarms and keep a record of tests.
HEATING
  1. To be responsible for controlling occupancy times and maintaining agreed temperatures.
  1. To ensure that heating appliances, radiators, lights, plumbing installations etc. are operating efficiently, to monitor heating systems, to adjust where appropriate and to arrange maintenance/repair/replacement as required.
  1. To take and record regular meter readings from the utility meters in various buildings.
CARETAKER TASKS
  1. To carry out porterage as required and manual handling requests (for example; moving equipment, furniture, file boxes and delivered equipment/stationary).
  1. To carry out weekly Legionella checks.
  1. To carry out vacuum, ladders and sack truck checks and maintain the register.
  1. To check and carry out non-electrical repairs to vacuum cleaners.
  1. Completion of various documentation and the ability to use a computer when necessary.
  1. To carry out routine maintenance as required (e.g. oil hinges, minor repairs to fixtures and fittings, the fixing of notices and putting up shelves, notice boards etc).
TOOLS AND EQUIPMENT
  1. Ensure that buildings are maintained in a fit and clean state. These duties will require the use of all the usual range of hand tools and battery powered equipment and the use of all powered equipment necessary to undertake these activities.
  1. To ensure that machinery and equipment utilised by yourself and your team, is properly cared for and operated correctly. In particular to ensure that you attach ancillary equipment properly, together with incidentals such as proper setting, and tensioning etc.
CLEANING
  1. To clean, mop, wash, sweep, vacuum, empty litter bins, polish and dust designated areas (including toilets, staircases, offices, kitchens, corridors and public reception areas) when required on a reactive basis. To clean areas inaccessible to cleaners (The inside of windows andhigh-level windows/ledges).
  1. To ensure all dispensers are replenished with commodities such as soap, paper towels, toilet paper, air fresheners, etc. when required.
  1. To ensure adequate supplies of cleaning materials are in stock and within the relevant buildings and dispensers.
  1. To deal with recycling waste and maintain the area around the council buildings including weeding and sweeping.
HEALTH & SAFETY
  1. To abide by and act in accordance with Liberata’s Health & Safety Policy and all other Codes of Practice, regulations and safe working systems.
  1. To maintain an appropriate appearance and to ensure that the protective equipment provided is worn at all times whilst at work.
  1. To ensure that all accidents, incidents and vandalism details are reported to the Office & Support Services Manager as soon as practically possible
  1. To ensure that all reasonable steps are taken by yourself to protect the health, safety and welfare of patrons, visitors and fellow employees and that work is carried out in a safe manner.
  1. To use all chemicals and cleaning fluids in a safe and economical manner in accordance with health and safety requirements and with COSHH regulations, (Control of Substances Hazardous to Health) and manufacturer’s instructions.
OTHER DUTIES
  1. To be aware on a day-to-day basis, of the progress and achievements of the Section and to report any problems or reasons for shortfalls back to the Office & Support Services Manager.
  1. To help to ensure that, so far as the Section and yourself are concerned, the areas of work are completed in accordance with the time, quality and specified standard of the contracts undertaken by the Section.
  1. To ensure that all faults and defects relating to the condition of equipment, tools, buildings, sites, etc. are reported to the Office & Support Services Manager as soon as practically possible.
  1. To carry out any requested duties, which are commensurate with the grading of the post and in connection with the efficient, hygienic and safe operation of the place or area of work, in a diligent and conscientious manner at all times.
  1. To be courteous, polite and proactive at all times.
  1. To provide accurate details of hours worked and duties completed by yourself for verification by the Office & Support Services Manager on a regular basis and for ensuring that your own personal records and your teams are submitted in accordance with Liberata’s procedures.
  1. To ensure that routine documentation and reporting procedures are duly completed on time, with the ability to use a computer when necessary.
  1. To undertake any associated further training and development including any Health & Safety and NVQ qualifications in conjunction with the job role and duties, as requested from time to time by management.
  1. To undertake these and other duties in any building as directed, as are commensurate with the grading of the post.
