How long does it take to sell a home? There is no easy answer. Some homes sell in a few days, others may take several months. Recognizing the key factors influencing a sale can give you significant control over market time. The proper balance of these factors will expedite your sale:

Once we have agreed to become partners in the sale of your home, my marketing efforts will include the following:

  • Digital Photos taken of the exterior and interior of your home for use in advertising.
  • Placement of your home in the local Multiple Listing Service (with photos) within 24 hours. Multiple Listing Services are updated in "real time.
  • Offer of 3% commission on Multiple Listing Services to buyer's agents to locate a qualified buyer. The MLS links to over 1700 real estate agents in the Greenville area.
  • Your home will also be listed on Realtor.com with a photograph. It may take up to two days to appear on Realtor.com. Anyone in theUSwho has access to the internet can view Realtor.com and find available homes anywhere in the country.
  • Your listing will be available to hundreds of agent's websites via IDX services.
  • Your listing will appear on my website, and will also be accessible via 53,500 Keller Williams' agent's websites across the U.S.
  • Yard sign, and a home warranty sign (if desired).
  • Information box in yard (if desired)
  • Preparation and printing of marketing flyers.
  • Preparation of a listing book containing community information, school reports and other items of importance and interest to prospective buyers.
  • Advertisement in a full color ad.
  • 85 agents in local Keller Williams Realty office are informed of the details of your listing.
  • Detailed follow-up and communication after all showings of your home.

When an offer is generated on your home, I will do the following:

  • Present the offer to you personally.
  • Have the cooperating Broker share the buyer's qualifications.
  • Review every item in the contract with you so that you thoroughly understand what the buyers are offering and what additional items they are requesting.
  • Discuss all offers with you, in private, after discussions with the buyer's agent.

I will give you as much input as possible regarding the following:

  • Current market and finance activity
  • Other sales to date
  • Competition
  • Broker comments
