Move out policies and procedures

We have been very happy to have been your property manager during the leasing period and are sad to see you leave, in an effort to help you we have outlined policies and procedures for final move out inspection to maximize your security deposit return.

Important notes:

1.  All security deposits and rental overpayments will be disbursed 30 days from your final inspection date.

2.  Please have carpet and pet treatment receipts ready at time of move out, if not treatments and cleaning will be done from deposit.

3.  Please provide a forwarding address.

4.  All keys and remotes must be turned in at time of final inspection.

5.  Deposits cannot be used as final month's rent.

6.  Final month of rent will be paid in full; no prorated amounts will be accepted.

7.  Once notice has been submitted Property Managers will provide 24 hours notice for upcoming showings, these showings are not optional appointments or requests. Please secure pets.

8.  If you had a satellite installed it needs to be removed, unless otherwise dictated by the management company.

9.  Leave all utilities on for 5 days past your final inspection date, if utilities are not left on turn on deposits will be remitted from your deposit and returned when utility company completes the refund.

10.  Select a security deposit refund option, all security deposits are sent certified mail with a return receipt or electronically. If no forwarding address is provided refund will be sent to the last known address. Unclaimed security deposits will be remitted to the State of Missouri after 12 months.

Inspections

In order to ensure the highest return of your deposit Eagle Realty Group & Associates offers one pre-inspection and one final inspection.

The pre-inspection will identify items in the home that need to be addressed; home must cleared of all furnishings prior to this inspection. This inspection will aid in identifying major repairs and deficiencies within the home so that they may be completed prior to final inspection.

Final inspection is just that, it is the date of contract termination and all items within the home should be cleared.

No trash is permitted at the home at this time not even curbside; if you need trash services please contact your property manager.

All personal items are to be cleared from the entire property, only exceptions are vehicles tenant is traveling in.

Pets are not permitted to be on the property at this time, furthermore, pets are not to be in the property after carpets have been cleaned.

Receipts (carpets and pet treatments), remotes (garage and any other property applicable appliances) and keys must be presented prior to company entering into the home.

If home is not ready for the inspection, no inspection will be performed; keys and remotes will be collected and photos documenting ill prepared home will be taken. Inspection will be completed within 48 hours of the original time at Eagle Realty Group & Associates convenience, excluding weekends.

All inspections, pre inspections and final inspections will be scheduled between 1000 and 1500. Contracts ending on a Saturday or Sunday need to moved to the proceeding Friday or following Monday. Under special circumstances, with prior notification, Broker can make amendment to this policy otherwise tenant is waiving right to be present during time of final inspection.

Vacating Checklist

General Cleaning:

·  Remove personal items from the home including boxes, hangers, curtains, all trash, mirrors and pictures

·  Vinyl floors should be vacuumed and mopped

·  Carpets: professionally cleaned with receipt provided to company; pet treatments required when applicable.

·  Pest treatments completed with receipt provided(only homes with pets)

·  All rooms should be free of cobwebs

·  All lighting fixtures, interior and exterior, should be free of dust, bugs, and glass polished; replace burned out bulbs

·  Baseboards should be thoroughly cleaned

·  Air registers, vents and receptacles should be clean and free of dust, floor registers should be free of debris

·  All light switch and outlet covers must be cleaned

·  Doors and thresholds must be cleaned, if animal damage has occurred it must be fixed

·  Walls should be cleaned: nail, anchors, adhesive strips, etc. should be removed from the walls.

·  All nail holes and other wall damages should be repaired, procedures will be provided

·  Blinds should be cleaned and free of dust, broken blinds should be replaced

·  Windows should be cleaned to include all sills and sides

·  Fireplaces should be free of any debris, if you leased a propane tank it should be removed

·  Smoke detector batteries should be replaced

·  Yard should be cleared of all debris, branches, leaves, animal refuse and grass mown to 4 inches, clean out under decking

·  Porches, patios and decking should be cleared of all debris, swept and if damaged repaired

·  Exterior doors and garage doors should be cleaned, if windows are present they need to be cleaned

·  All cabinets should be free of all debris and outside wiped down

·  All soap and mineral deposits should be removed from bathtubs and surrounds; shower curtains must be removed

·  Toilets should be cleaned inside and out

·  Clean all kitchen appliances (inside and out), replace hood filters, clean and mop behind refrigerator and stove

·  Ceilings should be free of dust and cobwebs

·  Garages should be thoroughly swept out and mopped if heavy soil on floor

·  Drip pans on coil stove tops must be replaced

·  Air filters need to be replaced

·  Hardwood and laminate floors should be polished, with non wax polish

·  Touchup painting needs to be taken care

·  Remove satellite dish(es) from home exterior (when applicable)

·  If pool is present it must be professionally closed prior to vacancy (receipt required)

Cleaning Checklist:

General Provisions:

□  Provide completed notice of move out to Eagle Realty Group & Associates

□  Obtain copy of move out policy and procedures

□  Set up inspections with Eagle Realty Group & Associates

□  Schedule carpet cleaning and pest treatments (when applicable)

□  Provide Eagle Realty Group & Associates with forwarding address

□  Submit forwarding address with the USPS

□  All utilities must remain on for five days past your move out date, set heat no lower than 60F and AC no higher than 85F. If any damages occur to the home due to extreme heat or cold during these five days you are responsible for these damages. If utilities are not left on they will be turned on from deposit.

□  Set three to four days after home is emptied to completely clean the property, both interior and exterior. Lawns must be addressed even in winter; all trash must be removed from the property.

□  Final month of rent must be paid in full.

□  Ensure no damages are present in the home, with the exception of items present at time of move in.

□  Return all keys and remotes to Eagle Realty Group & Associates

General Cleaning (should be completed in all rooms):

Use this handy check list to ensure everything is completed

Interior:

□  Wash all baseboards with warm soap and water

□  Wash all doors and with warm soap and water

□  Wash all window sills and trim with warm soap and water

□  Clean all windows with glass cleaner, this does include all window encasing trim

□  Clean all mirrors with glass cleaner

□  Polish all bathroom fixtures and towel bars with window cleaner

□  Wipe out all cabinetry and drawers

□  Vacuum out all cabinetry and drawers to ensure they are clear of everything

□  Wipe down all cabinetry with a mild detergent approved for the surface

□  Lightly apply non-wax furniture polish to all wood cabinetry and wood work within home

□  Wipe down all counter surfaces with warm soapy water

□  Fill all nail holes and repair larger holes

□  Touchup paint throughout home

□  Vacuum all carpeting, to include stairs

□  Vacuum carpeting after cleaning has been completed to remove loose fibers

□  Remove all cobwebs from the interior of the home

□  Remove any dust collected on textured ceilings

□  Dust all ceiling fan components

□  Dust all lighting fixtures to include bathroom fans

□  Lightly clean all lighting globes, do not submerse in water or place in dishwasher

□  Wipe down all door knobs with a mild detergent

□  Wipe down all outlet and switch plates

□  Sweep out garage, remove all bugs and webs

□  Replace burned out bulbs, replace vanity bulbs with identical bulbs appropriate for the fixture. Ensure all wattages are correct.

□  Replace smoke alarm batteries

□  Replace air filters

□  Check attic spaces and crawl spaces for personal items

□  When all sinks and tubs are cleaned pour down a mild bleach solution, do not rinse out

□  Repair damaged screens from pets, children and misc.

□  Make sure all repairs have been completed

□  Remove all debris from floor registers, dust all air intakes and vents

□  Wipe down any walls that have spills, scuffs or food on them

□  Clean or replace window blinds, remove any curtains not in place at move in

□  Clean out fireplace, have leased propane tank removed if you had one installed

□  Clean tracts of sliding glass doors

□  If washer and dryer is present in home all sides and interior of machines should be cleaned, lint trap emptied and clean floors and walls behind and beneath machines thoroughly cleaned

□  Water lines to washing machines should be turned to the OFF position and hoses tucked into the washing machine

□  Unfinished basements or areas should be treated in the same manner as a garage; all floors swept and free of debris, windows cleaned, cobwebs removed, etc.

Exterior:

□  Mow lawn to under four inches, this includes trimming the entire yard

□  Remove all leaves and tree debris from yard

□  Remove all trash and toys from yard

□  Remove all animal waste from yard

□  Sweep and clean all decking and patio spaces

□  Disconnect and remove hoses

□  Remove satellite dishes

□  Clear any debris under decks or in basement window wells

□  Ensure crawlspace door is closed

□  Sweep all bugs and spider webs from around all entrances to the home

□  Clean all exterior windows on doors and garages

□  Wipe down garage doors if scuffed

□  Remove any flower pots that you have brought to the home and any gardens that you put in place

□  Remove any temporary or electronic fences to include kennels

□  Wash out garbage cans (if included with home)

□  Remove bugs from exterior lighting fixtures

□  Sweep driveway, sidewalks, and curbing

Bathrooms:

□  Clean bathtub and entire surround, including upper edge, shower doors, front of bathtub etc. Use a detergent that will remove soap and mineral deposits

□  Clean toilets inside and out, if seat is broken due to tenant caused damage it will need replaced

□  Thoroughly clean all baseboards, linen shelves, and walls near shower and toilet

□  Clean inside medicine and vanity cabinets and drawers

□  Clean exhaust fan

□  Thoroughly sweep and mop floors, pay attention to corners of the room

□  Remove any toothpaste, hairspray, perfume, cologne, and other hygiene product residue from the room and doors

□  Pour mild bleach and water solution into drains and toilet upon completion of cleaning, do not rinse after this application

□  Remove toilet bowl brushes and plungers

□  Remove shower curtain and rings; if rod is a tension rod and not permanent please remove from wall and rest inside shower after wiping down with detergent

□  Remove any shower shelves or hooks

□  If animal or body hair is present in the bathroom vacuum may need to be used prior to cleaning, no hair should be present at move out

□  Clean out any slow or clogged drains

Kitchen:

□  Refrigerator/Freezer

□  Defrost freezer prior to cleaning

□  Pull refrigerator out from wall, clean all sides and surrounding areas, sweep and mop floors behind refrigerator

□  Vacuum and clean front and back grills

□  Replace light bulbs if blown

□  Empty all ice from ice makers, turn to off position

□  Wash all interior surfaces to include all drawers, shelving, sides, compartments, etc. on both freezer and refrigerator. Removal of some items will be required to fully clean the appliance.

□  Dry all surfaces within the refrigerator and freezer

□  Unplug refrigerator and leave doors open

□  If home has a deep freezer included please follow these same steps

□  All surfaces should be clean to sight and touch, clear items should be clear and free of spots, cracks and scratches

□  Gasket, bottoms of doors, icemaker control panel, water tray and top of fridge should be clean and free of dust

□  Stove/oven

□  Remove racks and broiler pan, clean thoroughly with degreasing agent and wipe clean with mild detergent and water

□  Smooth top stoves should be clear of all spills and burns, and then cleaned with a mild degreasing detergent and water. Razor blade will aid in removing stuck on items.

□  Coil top stoves need new drip pans and coils should be clear of all stuck and burned food items and in working order

□  Clean all sides to include front and back of stove

□  Pull stove from wall, sweep and mop behind and clean all surfaces surrounding the stove and walls behind appliance

□  Replace bulb inside oven if not working

□  Thoroughly clean all interior oven surfaces, this does include the door and insulated ring, with degreasing agent, stove should look new when completed

□  Clean storage or warming drawer with degreasing solution

□  Clean all control panel pieces, remove knobs and clean behind(when applicable)
