/ ACTION TAKEN
Metal Doors / Louvers installed and painted on the doors at the generator and fire pump rooms.
Power Washing / Power washing of the entire property pavers has been done by T & C Cleaners. This week they are spreading sand on most of the areas.
Balcony Tiles / Several owners have requested our Maintenance staff to test their balcony tiles for needed repairs or replacement. I will get this scheduled very soon.
Generator / TAW installed GenTracker so that whenever the generator is activated we will have immediate notification.
Elevator Pit / Quote was approved to repair the East elevator pit after the sump pump stopped working and was flooded. The repair cost is $23,806.00. This vote should be ratified by the Board. The work should be scheduled soon.
Palm Trees / All of the palm trees on the property have been trimmed by Shay’s Tree Service and by the crew from CPLM.
Window Caulking / After all of the torrential rain that we had, another unit stationery window was leaking. High Rise Window
Pool / The pool and spa filters were cleaned and degreased by Triangle Pool and the heaters were cleaned and serviced. The pool float switch had to be replaced.
Gutter Spouts / Two spouts were installed at the south doggy door and garage pool door.
Request by Owner / I had a request from an owner that is still working full-time and can never make the Board meetings because of the early time they are held. This meeting, because of the importance of it, he cannot attend. He asked that consideration is given to have meetings at 5:30 or 6 pm. I recommend that we at least schedule the Annual Membership Meeting in January to accommodate this request.
Planter Drains / Palm tree roots need to be removed from the planter drains that have clean outs in the garage.
Carpet / The carpet was cleaned; stairwells were detailed and the tile in the elevators and elevator lobbies were cleaned by T & C Cleaners.
Marblelife / Marble will be cleaned and polished next week. The following year, 2017 the major restoring of the marble will be done by Marlbelife.
Renovations / Unit 2005 and unit 1705 are still undergoing renovations.
Annual Meeting / Attached is a schedule showing the dates for sending correspondence ahead of the meeting. Please advise if January 18., 2017 is ok and should be schedule meeting for 6 pm instead of 4 pm?
Roof / The airplane lights on the roof had to be replaced again. This was done at no charge by McEnany as they were changed out just a couple of months ago during the repairs needed after the annual inspection. The air conditioning lines on the roof need to have a protective coating applied
Retention Pond areas / Seminole Septic will do another inspection on our drainage system next week. This might be causing the bad odor in the garage at the drains.
Mosquitos / The extra spraying for mosquitos seemed to work
Interview / We interviewed new owners for unit 501, Michael and Judith Wall.
Lightning Storm
Surge / All damaged items have been repaired and we should be receiving an insurance check soon minus our $2,500 deductible.
