The applicant hereby gives permission to the Landlord (Mercedes Homes Inc), or his Agent, to use information collected herein to obtain consumer report; to contact employers, previous landlords, references, agencies that provide landlord information; to enforce the terms of any Tenancy Agreement that may be subsequently entered into with the Applicant; or to reasonably use it otherwise to assess this rental Application. If an applicant requests more than one credit check, each subsequent credit check is subject to a $50.00 fee. SIN number is optional; however, this may result in the wrong data. The applicant agrees and is informed that the Landlord will not provide copies of any application documents and that it is the applicant’s responsibility to retain such copies prior to providing the documentation to the Landlord.

Upon (notification of) acceptance of the application of the unit being rented, for security reasons, each and every occupant 10 years old and up must submit a recent colored photo for purpose of having on file an identity record of the occupants. These photos will be shared with the superintendent of the building and the management of Mercedes Homes. Photo of children under 10 years of age is also required taken as one group.

Meanwhile, the lease will be prepared by the landlord and emailed to the tenant. Should the tenant have concerns over any part of it and find it not acceptable,the tenant should notify the landlord via email within24 hoursof the lease being sent to them and the landlord will return the first and last month deposit to be picked up at the superintendent’s office.

After the 24 hours deadline has elapsed, if the lease has not been signed and returned to the landlord within

48 hours, the suite will be put back on the market and the landlord will resume showing it. Also the landlord

will deposit the first and last month cheque/draft as a penalty.

If the Landlord is unable to give possession of the rented premises on the date of commencement of the term for any reason, the Landlord shall not be subject to any liability to the Applicants and shall give possession as soon as the Landlord is able to do so. Repairs, except floor refinishing, can be conducted after tenant move-in if necessary. Failure to give possession on the date of commencement shall not in any way affect the validity of the Tenancy Agreement, the obligations of the Tenant or in any way be construed to extend the term of this Tenancy Agreement. In the event that a Tenancy Agreement is entered into, this Rental Application will be deemed to form part of the Tenancy Agreement. Any omission or misstatement by the applicants in this Rental Application may result in the termination of your tenancy by the Landlord even after occupancy has been taken.

Effective January 1st, 2014, Mercedes Homes Inc. has implemented the “No Smoking” policy, which prohibits the occupants to smoke not only inside their apartments, balconies and common areas, but also outside the building, up to 9 meters from the perimeter of the building.

DOCUMENTS REQUIRED TO APPLY FOR AN APARTMENT

  1. “Mercedes Homes Application for Lease” must be filed by every person who intends to live in an apartment of the buildings managed by Mercedes Homes Inc., so that we can run a credit report for each individual. This is also the case for students. Everyone must pass the evaluation process for the application to be successful. For multi-occupants, if everyone passes the evaluation process, only one will be selected as tenant and will be responsible to pay the rent.
    Exception: children under 20 years of age living with their parents do not need to file applications.
  2. A money order (or bank draft or certified cheque) has to be submitted together with the applications/s to cover the first and last month rent payable to Mercedes Homes Inc..

THIS IS REQUIRED IN ALL CASES.

  1. You must submit the Revenue Canada Notice of Assessment for the past 2 years. Students must submit proof of student (time table, unofficial transcript). If you are a student who does not have a Notice of Assessment, just submit your application and proof of student.

The Building Superintendent will pass the documents to the Head Office for approval.
