DETAILED INSTRUCTIONS:OSHA requires that all cords be kept in good repair with a working ground. They also require that to ensure that all cords remain in safe working condition, that each cord be checked on a quarterly basis on or just before the 1st of January, the 1st of April, the 1st of July and the 1st of October. To ensure compliance with this program of quarterly testing, OSHA has dictated that after each cord is tested and certified as safe, that it be marked with a wrap of colored electrical tape in the color designated for the present quarter. Upon OSHA’s arrival on the project, they will expect to see the proper color on each cord and no other colors. The safety check of the cord involves checking with a plug-in tester to verify that the ground, hot wire, and return wire are all serving their proper function. If not, then the cord must be repaired or discarded. In addition, the cord must be physically inspected for breaks in the insulation, bad kinds, or other defects which could lead to shock hazards. Small cracks in the insulation can be taped over securely with electrical tape which is not one of the designated colors.

DETAILED INSTRUCTIONS:At the mileages indicated in the owner’s manual, change oil, oil filter, air filter (as necessary), lubricate all grease fittings, and check brakes for wear.

Annually: Flush the cooling system and change out coolants.

Every two (2) years: change out all vital fluids and replace with fresh fluids. This is to include brake fluids, power steering fluid, transmission fluid, rear-end lubricant fluids and others. If there is a qualified person in one of the other facilities, it might be wise to schedule all non-routine mechanical work and maintenance and allow the most qualified person to do that work. As is appropriate, the work could either be taken to that person or the person can travel to the work. See and read the owner’s’s manual for more specific instructions.

Pay particular attention to areas where workmen have been since last winter and may have uncovered pipes. This work should be performed at the same time as the fire/life/safety review is done since much of the work involves fire doors. Check all doors in the facility and check to ensure that they open, close, and latch correctly. Verify that door stops are on and protect doors and walls. Verify that self-closing doors close and latch. Verify that keys work smoothly in all doors. Adjust closers and spring hinges as needed. Repair any defects that are found. Check to see if doors are being damaged by wheelchairs or carts, and install protective kickplates if necessary. Items checked should be all doors, closet doors (bi-pass). Wood trim on doors and on base in units. Doors and base inside units can be checked at the same time as annual unit checklists are run.

Three times a year, in March, July and October, the windows of the project should be checked for breakage, to ensure proper opening and closing and to verify the caulking on the exterior is still protecting against leaks. Check each window for exterior is still protecting against leaks. Check each window for cracks in all four corners on the inside pane and the outside. Look for condensation between the window panes which will indicate a poor seal and a window which does not insulate. Caulk the exteriors as needed to maintain weather seal and paint back. Check that all mirrors are securely fastened to the walls and that no cracks or defects render the mirror unusable. Check interior glazed windows to ensure that no defects compromise the function or safety of those windows.

DETAILED INSTRUCTIONS:

Repair all cracks, gouges, holes or other noticeable defects in drywall as they are made or found. For large holes, cut a rectangular hole long enough to reach to backing members and wide enough to cut out the entire defect. Remove the rectangular piece which includes the defect. Replace with new 5/8" sheetrock cut to fit the rectangular hole. Nail to structural members exposed on both sides. Using joint compound and paper tape, tape the joints. Use three coats of compound to ensure smooth edges. Wet sand with a damp sponge to remove edges and ridges. Texture using a wet mixture of joint compound. Throw the texture onto the wall by painting wet compound onto a stiff bristle brush, then with your fingers, bend the bristles back until they spring forward throwing the compound onto the wall in small splatters. Put it on heavier than you think you need to. It looks heavier when wet than it will when dry. Match existing texture. Allow to thoroughly dry for at least twelve (12) hours and paint to match existing wall or surface color. For smaller holes, the procedure can be done without cutting anything out. Let the paper tape bridge the small hole. For small cracks, use latex painter’s caulk. For big cracks, use joint compound and tape. For small gouges, use joint compound without tape, or use caulk. Texture as for big holes.
