At this year’s Annual Homeowner’s Association meeting there was a lot of good discussion regarding capital improvements. As promised, we are soliciting your input to help us make better informed decisions. As always, our intentions are to manage our Association for the improvement of our community. We can only make plans that best meet the needs of our community when you let us know what you think.
In the past there have been requests for additional landscaping, benches, shelters,decorative walls, treeadditionsand a variety of other projects.A major, long-term plan has never been developed, only minor projects completed thanks to individual residents’ time and efforts. As we face completion of the final Phases of our development in the near-term, we will transition total subdivision responsibility from the developer to the Association. We think as part of this preparation we should begin to develop strategies that will retain our sense of community while preserving the aesthetics and beauty of Lakes at Oakmont.
We are trying to plan how to make the best improvements that meets the needs of all residents. We have currently allocated $5000.00 in the 2007 Budget for neighborhood improvements in 2007. But, before we begin prioritizing specific plans and projects, we want to hear your thoughts. So please, take time to complete and return the attached important survey.
Our current operating budget provides approximately $5000 over normal operating costs annually for improvements or other general expenditures. This amount is derived solely from annual dues payments to the Association. Additionally, we believe it is important to retain and grow the approximate $75,000 in CD’s as reserve funds for future lake management (silt removal) or other unexpected or catastrophic needs, such as a breach in the lake dams. We want you to know up front that we will attempt to completeany project within constraints of the current operating budget. However, it is feasible that the current dues rates may not cover expenditures associated with many of the desired projects. Obviously, a rate increase or special assessment is an option to provide additional funds for some projects. So, this makes it especially important for you to let us know what you think we need to do to improve our neighborhood.
We would also like to take this opportunity to address some other issues/questions.
-Annual Dues are due on March 1 of each year. If you’ve forgotten, please remit as soon as possible.
-Association maintained trails (around the lakes) are on Association common ground. Additional trails can not be added in Phases where there are no platted common areas.
-Sidewalks in residential areas of our subdivisions are not on Association common ground. Rather, they are homeowner owned and maintained.
-If residents will help with cleaning of sand, rock, and other debris on streets/in curbs in front of your house, we can decrease sediment that washes into storm drains which end in our lakes.
-Our regular monthly meeting is held at 6:30 p.m., the 2nd Tuesday of every month. We meet at the Williamsburg Apartments business office. Please feel free to join us.
