LAKE RIDGE CONDOMINIUMS COMPLEX RULES AND REGULATIONS – TENANT COPY

The following rules and regulations have been created and approved by the management committee of The Lake Ridge Condominiums. These COMPLEX RULES are in place to preserve the quality and value of the buildings, landscape, and living environment at Lake Ridge Condominiums. Each of the rules and regulations apply to “ALL” unit owners, renters, and visitors. As owners of the units it is your responsibility to educate your renters at the time a lease is signed of the rules they will be expected to follow. These rules are in place to maintain the value of the Lake Ridge Condominium complex as a whole as well as the individually owned units. AS THE OWNER/LANDLORD, IT IS YOUR RESPONSIBILITY TO ENFORCE THESE RULES WITH YOUR TENANTS. Please review these rules and regulations with your renters, the management committee also asks that you provide a copy of these rules to all renters at the time a lease is signed.

***VIOLATIONS***

The Lake Ridge HOA management committee has agreed on the following procedure for handling violations of the complex rules. This procedure applies to both owner occupied and rental units. Rules 1 & 2 will result in an immediate fine of $150. Subsequent violations will result in a $500 fine per occurrence. For Rules 3-11, the first violation will result in a written warning to the owner of the unit. At that point the owner has 48 hours to correct the problem, or have the renters correct the problem. If the problem is not resolved at the end of the 48 hours, a $50.00 fine will be assessed to the unit owner and will be added to the homeowner fees that are due the following month. If a homeowner has prepaid their association fees, they will still be responsible for the payment of the fine. Any subsequent violations will result in additional $150.00 fines.

If the fines are not paid in the month they are due, the fine will be doubled, and will be due at the time of the next month’s association dues. If the fine has not been paid at that point, the unit owner will be charged interest on the amount due at a rate of 10% per month on the balance. According to the Association Bylaws, (Section 12.08: LIENS FOR UNPAID ASSESSMENTS), the Lake Ridge HOA Management Committee is authorized to place a lien on units that have delinquent status on their account to collect unpaid monies.

It is the intent of the Lake Ridge HOA Management Committee to enforce these rules and regulations, so we ask that the individual unit owners please help by ensuring either you or your renters obey the complex rules. A copy of these rules and regulations will be circulated throughout the complex 3 times per year, generally around the time a new school semester starts. However, this does not waive the responsibility of the owner to provide a copy to their renters. In addition, a copy of the rules and regulations has been provided for you to review, if there are any questions or concerns please contact the Lake Ridge HOA Management Committee via your landlord or unit owner. We appreciate your cooperation in this matter and appreciate any suggestions you may have.

LAKE RIDGE CONDOMINIUMS COMPLEX RULES AND REGULATIONS

The following rules and regulations have been created and approved by the management committee of The Lake Ridge Condominiums. These COMPLEX RULES are in place to preserve the quality of the buildings, landscape, and living environment at Lake Ridge Condominiums. Each of the rules and regulations apply to “ALL” unit owners and renters. A copy of these rules should have been provided to all renters at the time of signing your lease. ALL OCCUPANTS WITHIN THIS UNIT NEED TO REVIEW AND BE AWARE OF THESE RULES. The cooperation of residents living in the Lake Ridge Condominiums is greatly appreciated. If there are any questions or clarification needed concerning these rules, please contact your unit owner or landlord.

1.  OCCUPATION: All units are zoned for (1) a single family, or (2) a maximum of 3 singles that live and cook together as a single housekeeping unit. If you have more than 3 singles living in a unit or more than one family you are in violation of Orem City law. The association has agreed to a “Guilty until proven innocent” approach. Unit owners have 3 weeks from the dated letter of the violation to demonstrate compliance with City Code. If compliance is not demonstrated within the 3 week period, a $150 fine will be assessed to the account and remain on the account until paid! Additionally, if there are subsequent violations, a fine of $500.00 will be assessed for each occurrence. THIS IS AGAINST THE LAW AND VIOLATIONS WILL BE TURNED OVER TO OREM CITY POLICE DEPARTMENT IMMEDIATELY.

2.  NO SMOKING: On August 25, 2007, the Lake Ridge Association adopted a “No Smoking” policy on or within the property limits of the Lake Ridge community. This includes the prohibition of smoking in individual units due to potential fire and health hazards. There is “no-tolerance” enforcement of this rule and any unit (owner, tenant, or guest) in violation will immediately be assessed with a $150 fine. Subsequent violations will be subject to $500 penalties.

*****IMPORTANT NOTICE*****

The following rules shall be enforced according to the following procedure. Any persons/units in violation of the rules or regulations will be given a written warning to the unit owner as well as to the renters if unit is rented. If the problem is not corrected within 48 hours, a second notice will be given at which time a fine of $50.00 will be assessed. Additionally, if there are subsequent violations, a fine of $150.00 will be assessed for each occurrence. These fines will be assessed to the unit owners/landlords and will be passed on to any renters responsible for the violations. 3.  PARKING: Each unit has 2 marked parking stalls, one covered and one uncovered. The parking stalls are numbered according to unit number, not unit address. See map on back w/ corresponding numbers. Should an unauthorized vehicle need to be removed from a stall, the unit owner or their agent may call the designated tow company for removal. Parking in un-designated areas including handicap spaces, along red curbing, driveways, entrances, trash receptacle areas, and construction zone areas, is prohibited at any time. Anyone parked in these areas is subject to towing at any time. There are 16 stalls marked with a yellow square for visitor parking, these stalls may not be used between the hours of 2AM and 7AM. Violators will be towed.

4.  BICYCLES/MOTORCYCLES: Bicycles and motorcycles are not allowed to be parked and/or chained in the stairways.

5.  PETS: Only household pets are allowed with permission granted by the unit owner. Pets that are obnoxious or offensive because of noise, odor, or unsanitary conditions, are not permitted. No dangerous animals are allowed. No pets are permitted to run loose upon the Common Areas. Pet owner are responsible for the removal of all animal waste and the replacement of any damaged landscape resulting from the pet.

6.  RECREATIONAL VEHICLE PARKING: The parking of recreational vehicles, watercraft, trailers, etc. within the condominium complex is prohibited. Any vehicle parked which violates this rule will be immediately removed from the premises at the expense of the owner of the vehicle or item.

7.  QUIET HOURS: Quiet hours are from 11 p.m. to 7 a.m., This includes but is not limited to loud music, loud conversations or yelling, loud activities in any of the common areas or parking lots, etc. Please be considerate of your neighbors.

8.  SIGNS & ADVERTISING: No signs or other advertising shall be displayed on the Common Areas, including “For Sale” or “For Rent” signs. Unit Owners shall be permitted to place (1) one sign within their personal unit to notify of availability.

9.  TRASH: All trash needs to be placed “IN” the receptacles provided, not in the general area of the trash receptacles. If the trash receptacles are full, please wait to throw away larger items requiring more space. Trash or debris is not allowed in any of the common areas, or the walkways of buildings. Due to the large amount of papers associated with the mailbox area, please do not litter the ground surrounding the mailboxes with unwanted junk mail.

10.  SATELLITE DISHES: Satellite dishes are not allowed in the Lake Ridge complex.

11.  COMMON AREAS: The common areas shall not be used for the storage of supplies, personal property, or trash of any kind. Stairs, common hallways, and parking areas shall not be obstructed in any way nor shall unauthorized persons use them for any purpose except for their intended purposes. Unit balconies must be maintained in a clean and orderly manner by the unit owners/residents. Any damage to common areas will be the responsibility of unit owners and/or renters. Any items in the common areas including the flowerbeds will be considered trash or debris. This includes but is not limited to the following: bicycles, window screens, barbeque grills, hoses, personal property of any sort, etc. etc. Any of these items will be removed and discarded.
