Announcements:

·Thanks to James Keblas and Jaime Krummel who resigned after three years of service on BOD. They will truly be missed!

·Welcome to L’Amourita: Sharol Hofstedt, new resident in unit 2917.

·There is one unit for sale: 2905A (Brandon Worrell’s unit). this has been reduced to$274,000

*dena's unit will be going on the market august 8th...... probably listed as $209,000

One garage space available (middle), $50/month dee and rich are now renting the middle garage space

one parking space, $35/month. this can be sublet to a non-resident (if no residents are interested) so that the bldg can still bring in money

·Recycle bins moved to opposite of garage spaces.

·Web administrator: Dee Smith is our new web administrator. please feel free to email her with ideas, pet profiles, etc..

She will work towards updating the website on a regular basis and keeping the announcements and resident profiles fresh and new.

*raccoons have been sighted in the backyard...... heads up...... cuteness alert......

YTD Accomplishments:

·Paid off both Bayview and City of Seattle Loan. we only have one outstanding loan....around $230,000...... will be paid off by 2030

Building has only one loan outstanding.

·2005 tax returns completed. these have been filed...our outstanding past tax credit cancels out what we owed...non-profit co-op status helps with this...... everything is up to date.....

·New contracted lawn service: Alberto Ruiz and Angel Ruiz.

206.349.2495.$300/month to mow lawn, weed, trim plantings, and other general maintenance. Schedule: Spring and Fall, work 1 X per week. Summer, work 2 X per month. Winter, 1 X per month. we need a written contract with these dudes...residents have noticed that they are not always cleaning up (and removing) debris, cleaning up the back yard, etc... Jaime will be in contact with them...

·Scheduled to power wash and touch up paint in mid. August

·Scheduled to wash windows by mid. August margaret will contact flying colors for this....let her know if you see any areas that need touch up paint.....the stairs by dutee are an area that will be touched up

Elections:

BOD Nominee Introductions: bylaws say we can only technically have five board members (it's a co-op form we send each year to the state)...took a vote for the new 'director'...... that's now corey...... and dee is 'director at large'

President: Margaret Papadakis

Treasurer: Shannon Roach

Secretary: Gail Baraff

Director/At Large: Corey Mathews

Director/At Large: Dee Smith

Motions to elect uncontested nominees

Voting for At Large/Director members

Damon Parrish will remain Vice President.

*Proposal to change the "At Large" position name to "Director".

·Need NEW volunteers to:

-Monitor Light Bulbs and timer. rich will play thomas edison on this

-Clean front verandas and back breezeways every 2-3 weeks during summer, every 4-6 weeks in winter. Schedule will be posted. kathleen will look into this.

-Clean and Paint Laundry Room – group volunteer activity damon, lisa & corey will coordinate this project

-Research moving dumpster and building stairs due to many factors, postponing this idea until annual meeting

·Margaret to report on Wireless Internet Access may not end up working with our building due to thick walls...idea is on hold

·Gail to report on Fire extinguisher inspection gail is playing phone tag with the rep

·Damon to report on new dryer and specs for additional venting discussed quite a bit...we'll revisit at annual mtg

·Margaret to report on Gas Company project to install protective posts margaret looked into this...we would possibly have to reroute lines at our own expense...we will play possum on this until it is an issue again

·Rich to report on Historical Plaque Design and estimate rich is the head honcho on this...will submit three design ideas...dena will then help with a web survey....this is on hold until september

Placement will be on south east column on building.

·Gail: Safety reminder and advise on estimate for gate and window bar estimate for SW end of building. corey is going to look into motion lights for the building & coordinate that project

·Damon to confirm purchase of new ladder

IMPORTANT REMINDERS:

·A reminder to everyone that QUIET HOURS are after 11:00 pm.

Voices carry especially in breezways and with open windows during summer. Please be courteous to your neighbors!

·A reminder to everyone to please clean-up after yourself when using shared patio:

*Chairs should be put back in their place.

* All buckets and coolers emptied.

*Sweep away garbage and cigarette butts.

*Clean outside of BBQ, grill/racks and turn off gas or empty ashes.

*Clean and put away BBQ utensils. it's critical to turn off the propane after you use this (and please refill the propane tank after you've used the bbq)

New Business

·Coordinate contractor to clean and repair gutters margaret will coordinate...we need to find contractor who specializes in historic buildings...landmarks board can give us referrals

·Coordinate electrician to repair faulty lights and install new motion lights for back of building. corey will coordinate this

·Set up annual inspection *erica is noticing bees that might be in her unit....more on this at the next mtg...margaret will set up the inspection

·Property Tax Assessment - due in August shannon will deal with this

·Additional announcements, concerns, requests eastlake shake is now called 'lakefest'...to be held in august

·Set up date for next BOD meeting this will be tuesday, august 29th, at 7:30pm...shannon is hosting

*dena mentioned that the ivy on the trees in the back could be killing them....city of seattle issue?.....more on this at the next mtg
