In order to provide you with a site for your RV home that you will be proud of, Management finds it necessary to establish some rules and regulations. It is necessary for management and tenants to work together to provide an area that will be a source of justifiable pride for you and the community and to make for you a better place in which to live.

Therefore: We have a common task to keep the park and RV homes neat and clean at all times. These rules may be changed from time to time to accommodate the ever-changing modes of living and to maintain an orderly RV home park. They are not intended to restrict any individual or to create a hardship, but only to protect you and the value of your RV home. The rules will be enforced and we do not want to embarrass either you, your friends or ourselves by having to remind you of your failure to comply. If you feel that these rules are too strict for your comfort and convenience, we prefer that you find another place for your RV home that is more to your liking.

  1. Office hours are from 8:00 a.m. to 6:00 p.m., Monday thru Friday. Rents are due on the first day of the month. Rents paid after the fifth of the month will be charged a $22.50dollar late fee (5%).
  1. Management will interview all applicants for lot space and reserves the right to accept or reject any applicant for any reason.
  1. Space will NOT be rented to people with outside pets.
  1. RV homes shall not be occupied by more than one family and only those people registered on the application shall occupy the RV home.
  1. NO “FOR SALE” signs are allowed in the park and no sub-letting of RV home. RV homes that are sold shall be moved from the park within FIVE days of sale. RV homes that are unoccupied by the owner shall be removed from the premises.
  1. Garbage shall be placed in approved containers and placed at the curb on the evening before pick-up. Cans are to be picked up from curb as soon as possible after pick-up.
  1. Exteriors of RV homes shall be clean before entering the park and must be maintained in a clean condition at all times.
  1. The speed limit in the park is 5 MPH and will be enforced. Those tenants who insist on speeding and reckless driving will be required to vacate their lot.
  1. Tenants assume all risks to themselves and their guests. This means risks of any kind, whether relating to property or persons in connection with occupancy. Management will not be responsible for any damage or loss due to fire, theft, water, explosion, collision or any act of nature.
  1. Tenants are responsible for damage done by themselves, their children, guests and their children.
  1. Management will not tolerate loud parties, drunkness, acts of immoral conduct, use of drugs or excessive noise and disturbances. Such acts will serve as basis for termination of lot rental agreement.
  1. Do NOT park on grass. Vehicles parked on the grass are subject to being towed away.
  1. Yards and patios are NOT to be used as storage areas.
  1. NO overhauling or reconditioning of vehicles on lot sites. DO NOT change oil or drain radiators in the park. NO motor oil or cooking oil are to ever be dumped on the premises, down the drain, or in sewage systems. (it is against the law).
  1. Do not dig or drill any holes in yards or any other location in the park without prior approval of management.
  1. No additions to RV homes, CB antennas or buildings will be erected in the park without prior approval of management.
  1. Tenant will not tamper with or attempt to repair park electrical outlets. All electrical hook-ups and disconnects shall be performed by an electrician who is licensed and bonded in the parish. Furthermore the electrician performing the work shall check in at the office before performing the work.
  1. Tenants shall winterize their water lines during winter months. Damage due to freezing will be at tenant’s expense. Water and sewer leaks must be repaired as soon as they develop.
  1. NO rubber goods, garbage, sanitary napkins, etc. are to be flushed down toilets. Cost of unplugging sewer lines shall be at tenant’s expense.
  1. Tenant shall give a thirty (30) day written notice when terminating rental agreement.
  1. Landscaping around each home is welcome. However, plants, trees, shrubs, etc. shall become a permanent part of the property.
  1. Guests who visit longer than overnight or week-ends, I would like to know about for security reasons.
  1. Heavy trucks and equipment will not be parked inside the grounds of Jennifer’s RV Park, or driven in & out of the park.
  1. Management reserves the right to enter lot at any time to inspect and do maintenance work on utilities, landscaping, etc. or to ask for correction of any situation contrary to park rules.
  1. No swimming pools allowed, due to safety. (Lack of supervision)

OCCUPANCY AGREEMENT:

THIS AGREEMENT, Made this day of , 201by and between JENNIFER’S RV PARK (hereinafter called “Management”) and hereinafter called “RESIDENT”.

WITNESSETH:

Management in consideration of the mutual agreements herein after mentioned and to be kept and performed by the Resident, Management hereby rents to the Resident the premises in JENNIFER’S RV PARK, 37051 Perkins Road, Prairieville, a RV home subdivision to be occupied solely as a private dwelling place Management and Resident are mutually agreed upon the following:

TERM RENTAL:

Resident is a tenant at month to month commencing on the 1st day of , 201 . Resident agrees to pay at the Office of Management the sum of

($450.00) dollars per month, payable in advance on the first day of every month, as rental for said lot. Deposit of $225.00 which will be returned if lot is left clean.

OCCUPANTS:

The rented said lot shall be used only for the parking of a RV home, which shall not house more than ______persons. It is mutually understood for the purpose of this agreement, that said RV home is personal property and not realty.

TERMINATION:

This agreement may be terminated by Management or Residence only upon thirty 30) days written notice to the other party given on the date rent is due, provided, however that Management may terminate this agreement without notice for any violation of the rules and regulations, which Management, in its sole discretion, deems detrimental to the continued harmonious operation of its subdivision and upon such termination shall have the right to immediately evict the Resident from the subdivision.

SUB-LEASE:

Resident shall not sub-let the said lot, or any part thereof or assign this agreement.

RULES & REGUALTIONS:

Resident acknowledges receipt of a copy of the rules and regulations governing the operation of this property and the conduct of its Residents, which rules and regulations are hereby incorporated in this agreement and Resident agrees to abide by these rules and regulations at all times.

INSURANCE:

Management shall not insure any of Residents property and further shall not be liable for any damages to Resident or Residents’ property. Resident must carry satisfactory insurance and be responsible for fire, theft or losses of their RV home or vehicles in or about the property.

DEFAULT:

If default be made in the payment of rent, or if default be made by Resident in the perfomance of any agreement, obligation or condition contained herein or breach of the rules and regulations incorporated herein, Management shall have the right, at any time thereafter, at its election, without notice and without being liable for any prosecution or claim thereof, to declare this agreement terminated and to re-enter the said premises, or any part thereof, with or without process of law, to expel, remove and haul Resident’s RV home from the lot and from the RV home subdivision, using such force as may be necessary, and to repossess and enjoy the premises as before this demise, without prejudice to any remedies which might be available for arrearage of rent of preceding breach of agreements, and said Resident hereby expressly waives all right to any notice or demand under any statue of this state relating to forcible entry and detainer.
