STANDARD CONDITIONS

3. The standard conditions attached hereto as Appendix A apply to this tenancy.

OCCUPANCY AND TERM

4. The tenant may occupy the rental property on [date] . This is a fixed-term tenancy of [specify term – six months, one year] ending on [date]. See standard condition 13 about the Landlord’s obligation to give notice at least two months before the end date.

RENT

5. The Tenant will pay rent of $monthly on the first day of each month, commencing on [date]. See standard condition 4 respecting payment of rent. SECURITY DEPOSIT

A security deposit in the amount of $ will be paid by the Tenant to the Landlord. The Landlord acknowledges receipt of the sum of $ upon the signing of this lease. The balance of the security deposit shall be paid by [date] or by a letter of guarantee from the Ministry of Social Services. The total of all deposits cannotexceed one month’s rent. The security deposit may not be applied to the last month’s rent without the written consent of the Landlord. At the end of the tenancy, it is best if the Landlord and Tenant agree in writing about the return of the security deposit. If the parties cannot agree, and the Tenant provides a forwarding address before the end of the tenancy, the Landlord must within seven business days after the end of the tenancy,

a)return the security deposit to the Tenant, or

b)providea written explanation of the claims against the security deposit, which the Tenant may dispute.

A claim on a security deposit guaranteed by the Ministry of Social Services must be made in substantially the same manner.

MOBILE HOME

8. In the case of a lease of a mobile home space or a mobile home in a mobile home park, the following additionalconditions apply:

1. The landlord shall not restrict the right of a tenant to sell, lease or otherwise part with the possession of a mobilehome by a tenant. See section 84 of the Act.
