How much is your property worth?

Whilst local property newspapers and websites can provide an idea of what your property might be worth, you will need the experience of a professional estate agent to get a more accurate and bespoke assessment of its value.

Choosing and Estate Agent

Now you know the value of your property and have decided to go ahead and sell, you will need to instruct an Agent to act for you. When considering which Agent to use, beware of those suggesting inflated values (which can leave you hanging in the market while others around you sell) and low commission, as in some cases - you get what you pay for!

Preparing your property

The majority of buyers use the internet property portals (such as RightMove and Zoopla) to search the market. This means that the visual imagery used to advertise your house are essential for creating a lasting first impression which can influence them to contact us to arrange a viewing. To prepare your property for photos, and for viewings, you may want to consider the following:

  • pack away clutter and items of non essential furniture to help the buyer visualise the space better;
  • ensure your property is clean and free from smoke or pet hair and odours. This can put off buyers who are not smokers or animal lovers;
  • spruce up any faded or discoloured paintwork.
  • Keep the garden tidy and the lawn mown.
  • Dress rooms to show them off at their best or for purpose. For example, rather than using your spare bedroom as a junk room or gym, store the unnecessary items away and hire or borrow bedroom furniture so that the buyer can visualise the bedroom space easier.

Conducting viewings

We commit a vast amount of time and money towards marketing your property to prospective buyers and conducting views is a key part of this. We will discuss with you the best times for viewing to take place at your home taking into account such as working patterns, children, light levels and of course your preferences about being at the property or not when viewings take place.

Negotiating the price

We will put forward any offer to you verbally at the first available opportunity, and followed up in writing within 24 hours. You will need to respond to any offer, and if this is a rejection or the offer is increased then this process will be repeated.
