HOUSING
HOUSEHOLD TYPES
The 1990 Census grouped family types into three categories. A married-couple family is defined as a traditional two-parent household with both the husband and wife living in the home. The designation “other family household” refers to a family with a single parent, grandparents, or other relative as head of the household. A non-family household is a single person or group of adults living in the household with no children.
FAMILY HOUSEHOLDS
Of the total Lewisville City population recorded in the 1990 Census, 447 were members of a family household. The average number of persons per family was 3.82. The average number of persons per household was 3.46.
There were 136 total households, and 117 of those were parent-child households. Married-couple households comprised 75.5 percent of the total. In the family households, there were 103 spouses present in the home.
Most of the children living in family households were natural-born or adopted children (203). There were 11 stepchildren, six grandchildren, and seven other relatives being cared for in family households. One family householder reported an unrelated child living in the home.
OTHER FAMILY HOUSEHOLD
There were five families with a single father (no wife present in the home). Of those, three families had related children in the home and two had unrelated children in the home.
There were nine families with a single mother householder (no husband present in the home). Six of those families had related children, and three had unrelated children in the home.
NON-FAMILY HOUSEHOLD
The non-family households comprised 14 percent of the total. Seventeen householders reported living alone, two not living alone, and four had unrelated persons living with them. Seven single householders were male, and ten were female. Ten of the 17 householders were more than 65 years of age.

HOUSEHOLDS - AGE
The majority of children under 18 lived in a household with a married couple (63). Nine single-parent households had children under 18. There were 40 married-couple households and 18 single-parent households with children over 18 in the home. One person 18 years old was reported as a householder or spouse in a family household.

HOUSING -- ETHNIC BACKGROUND
Of the total 472 population, 412 were of European decent and lived in a household where family members were White or were of White and Hispanic decent. 60 persons reported American Indian, Eskimo, Aleut or Hispanic decent. In 1990, there was no one in Lewisville of Asian or African-Americn decent.

HOUSING UNITS
OCCUPANCY AND TENANCY
The 1990 Census shows a total of 148 housing units in Lewisville City. Of these, 123 were occupied by owners, 13 by renters, and 12 were vacant at the time the census was taken. There was one summer residence and no temporary residences located within the city boundaries. There were 129 one-family housing units and 19 manufactured or mobile homes or other units. There were no multiple unit apartments or complexes. There was an average of 3.46 persons per unit for both owner and rental units. The census reported 12 homes with more than one person per room living in the unit.
VALUE
Of the 100 owner-occupied homes surveyed in the census, 45 were valued at less than $50,000; 51 between $50,000 and $99,000; and four at $100,000 to $149,000. None of the surveyed homes were valued more than $150,000. The median value was $52,300.

AGE OF HOUSING UNITS
Most of the homes surveyed for the census were built in 1939 or earlier. During World War II, and a few years after (1940-1949), five homes were built. Following the war, building in the city steadily increased, peaking between 1970 and 1979 when 36 homes were built. In succeeding years construction decreased sharply, and, in 1989 no homes were built.
Twenty-four homes were occupied before 1959. More than twenty homes were added to the city’s population for each of the successive 25 years (1960-1985). Between 1985 and 1988 thirty-one homes were established. In 1989 and 1990 the number dropped to 14.
Since 1990, 28 building permits were issued by Lewisville City for construction of nine manufactured or conventional homes and 18 single or double-wide mobile homes. The addition of housing units built between 1990 and 1996 and the 1990 census totals indicates the number of housing units was 175. There were 138 conventional housing units and 37 mobile or manufactured homes.

All of the homes in Lewisville were supplied with water from private wells. Disposal of waste water was accomplished with a private septic system or cesspool. Most homes were heated with wood or natural gas. About one-fourth of the homes were heated electrically. All of the homes surveyed in the census had plumbing and kitchen facilities. Seventy-four of the housing units had three bedrooms, six had five or more bedrooms, and one unit had no bedrooms.

MORTGAGE STATUS
Fifty-nine homeowners were financing a mortgage with nine owners paying less than $300 a month. The majority of homeowners (21), were paying mortgages of $500 to $700 a month. Eight homeowners were paying mortgages to $1,000 a month; and, two had mortgages of $1,000 to $1,500 a month. The median mortgage was $507 a month.

PRIVATELY FINANCED HOUSING UNITS
There were 41 homes financed privately or not mortgaged. The median payments were $167 a month. Thirty-five owners were making payments of $100 to $200 a month; four of $200 to $300 a month; and two, more than $400 a month.

RENTAL STATUS
The census specified 18 homes as renter-occupied units. Four of these renters paid between $200 and $250 a month; four paid $300 to $500 a month; and, two paid more than $500 a month. Eight renters paid no cash rent. The median rental was $363 a month.

Six renters paid less than 20 percent of their monthly income for rent. Two paid more than 35 percent of their income. The vacancy rate for rental property in Lewisville was 0 percent at the time of the 1990 census survey.
