BOARD OF DIRECTORS MEETING

MINUTES

September 20, 2007

Attendance: Board Members Present: Joan Berschler, Carol Cohen, Don Denny, Floyd Eisenberg, Bernice Marinucci, Carole Witt

Unable to Attend: Ray Funkhouser

Management: Carolyn Penta

Call to Order: Bernice Marinucci called the meeting to order at 7:38 p.m.

Homeowner’s Forum:

There were several homeowners present. Three of them attended the meeting with their EMFs.

See "New Business" for a breakdown on the EMFs.

Minutes:

A motion was made by Don Denny and seconded by Joan Berschler to approve the August Minutes. The motion was carried unanimously.

Treasurer’s Report:

Ray Funkhouser was not present at meeting. Nancy distributed the treasurer's report, however, it was not complete as the Vanguard information was not available to her. The complete treasurer's report will be completed and attached to the minutes when they are distributed.

President, Carole Witt, arrived and took over the meeting.

Management Report:

Carolyn submitted her management report prior to the meeting via email. Carolyn made a report on the recent inspections:

8  homes had no citations

62 homeowners completed their violations and passed inspection

23 homeowners have asked for an extension until 10/31/07 and will be inspected then

6  homeowners have asked for an extension until Spring 2008

16 homeowners have completed some of their work and still working on vios

17 homeowners did not respond to their violations

Old Business:

Welcome Committee: Joan Berschler said that she talked to Pete McManus and they plan to visit the three new neighbors next week. Nancy will provide the necessary hand-out material.

Proposed New Documents Roll-Out: Don Denny is waiting to hear from Hal Barrow re a roll-out schedule. A discussion took place re Pete McManus's email to the board. Pete was questioning whether the proposed new documents should be put on the Tannerie Wood website or on the wiki site. If they are put on the official website, they would be open for everyone to read. On the wiki site, they would only be available to those who have signed on. The concensus of opinion was that the documents should go on the official website so it would be available to more homeowners. Many homeowners have not checked out the wiki site yet. Carole did mention that we are not ready to distribute the proposed new documents yet.

Temple Survey/Removal of Trees: The survey has been received from Temple in the way of a map. It was difficult to understand. Carole will ask Temple for a written report and also a report on what trees were removed. A homeowner from Jefferson mentioned that there are some "Temple" trees behind her place that are not in good shape and should be removed.

Van Buren Island Plantings: Carolyn reported she received three bids for fixing up this island. The bids are:

Outdoor Design $3,359.00

LFB Landscaping $3,855.00

Brickman Landscaping $1,964.00

Carolyn also contacted Al Cherry and they requested someone meet them at the site to discuss what we want done. (An estimate from Al Cherry was received for a total price of $3420.) Each landscaper had different ideas, therefore, the board will have to go over each individual item from each proposal before making a decision.

New Business:

Exterior Modifications:

Two homeowners attended the meeting to present their EMFs for approval:

1.  A homeowner from Van Buren requested approval to replace his privacy screen. This was approved.

2.  A homeowner from Adams requested approval for several EMFs. First, she wanted to replace her old landscaping railroad ties with brick. This was approved. Secondly, she wants to expand her deck. She brought the drawings and said she was working with the township on a variance and permits. The township requested a letter from the homeowners association saying that we agreed to this change before they would issue the variance. It was stated that her neighbors must be aware of what she plans to do and she assured us they were. The board agreed to her changes and will write a letter to the township.

3.  A homeowner from Monroe stopped in meeting to present his EMF for a replacement sliding door. This was approved.

Carol Cohen presented the following EMF for approval.

4. A homeowner from Harrison requested installation of a wrought iron railing along front steps. This was approved.

UD Recycling Program: Carole Witt received information from the Township regarding their new Blue RecycleBank Program. All homes will receive more detailed information in the mail. Carole added that this program "replaces" the green containers we presently have and once the program is underway, the township will not accept any recycled material from the present containers. We realize that storage is a problem, however, it was suggested that we go with the smallest container (35 gallon). The same size would be delivered to each resident of TW. However, once you have the container, and you wish a larger size (65 gallon or 95 gallon), you may exchange the smaller one for the larger one. If you have any questions on storage, these carts are on display in the lobby of the township building. These carts will be delivered the middle of October. If you did not receive information on this program from the township, please let Nancy or a board member know. Bee Problem: As many of you know, we have had several problems with nests of bees in several areas (mostly in the railroad ties around parking pads). Several homeowners have been stung. An exterminator was contacted as soon as we were notified. One of our homeowners reached the board quickly by accessing the address. Should anyone notice other nests of bees, please contact us immediately.

The meeting was adjourned at 9:30 p.m. Our next meeting will be held on Thursday, October 18.
