Meeting Agenda:

Welcome and Introductions

President Ron Berg welcomed everyone to the meeting at 9:00 a.m. Introductions followed.

Election of New Board of Directors

Three positions were open on the Board of Directors. There were three candidates on the proxy, with two proxy forms voted and returned to Michaele. Don Schneider made a motion to close nominations and to cast a unamios ballot for the three candidates for 2-year terms, Phil Pardun seconded the motion; motion passed.

The new Board of Directors now will be: Jim Hansberry 2 years, Ron Berg 2 years, Peter Harnish 2 years, along with Don Schneider 1 year left of 2-year term, and Bill Kowalksi 1 year left of 2-year term (who was appointed to complete the rest of Doug Bruha’s term after Doug Bruha resigned).

(From 9:55 a.m. to 10:00 a.m. directly after the Condo’s annual meeting, the Condos’ new Board of Directors met to determine who would serve in which office: Jim will be the President, Ron will be the Vice-President, Don will be the Treasurer, Peter will be the Secretary, and Bill will be the “Other”. )

Financials -Review of 2017 year to date –Treasurer: Don Schneider

Dues for 2017 are paid in full. No major expenses are foreseen except those for cleanup of trees and repairs to Stewart’s garage as a result of storm damage.

There had been an issue with a newly installed electric meter that had failed. It had caused power to be out for units 9/10 and their grinder pump. Mauston Plumbing was called to diagnose and repair it, only to discover the bad new meter. After several telephone calls, Oakdale Electric finally agreed to reimburse us for that expense.

Update on Projects:

  1. Handyman -Call/email office for repair work so they can be put on the list -do not ask Miked directly.
  2. Wells & Conditioners -Automatic chlorine feeders could not be installed; instead, new well caps with tubes were installed so chlorine tablets could be put into wells properly without touching wires.
  3. Grinder Pumps & Alarms -One alarm happened at Zimmerman’s and Harnish/Sauter’s building, but it was a bad meter that had caused a power outage at Zimmerman’s. Oakdale Electric replaced the meter, which turned the power back on, and then the grinder pump functioned again.
  4. Landscaping -Dead plants have been removed/replaced. Rock Mowers is doing the mowing. Mike is doing the weed spraying, fertilizing, and trimming. Weeds are growing faster this year because of the excessive rain and we can’t keep up with them. Monica Sauter asked if there was a landscaping plan. Don stated that the main problem we encounter is with what will grow in sand. Another interesting problem is the rocks: cleaning the sand out of them is labor-instensive. Time ages the landscaping, and we have had a low landscaping budget for awhile. Jerry Dulgar had checked into the cost of just redoing the plantings and landscaping around their unit. He found that it could be $10,000; and when multiplied by 22 units, it becomes cost prohibitive. Phil Pardun said that curb appeal is very important, especially when you try to sell property. A list of plantings that work for our area needs to be put together, so that when something dies/needs replacing, there is a list to choose from. A plan to do replacements could be phased in over five years or so. Deb Wilderman, the new owner of condo 12, has a horticultural degree and expressed an interest in doing some research for our landscaping.
  5. Trees -Storm damaged trees will be cut up and removed. Oak Wilt -No cutting or trimming between April 1 and July 15. Oak Firewood Should be covered.
  6. Irrigation -Sprinklers start on the east end of the condos at 10pm and run for 35 minutes on each zone.
  7. View Sheds -Rock Mowers will mow the 10’ area to 1”; Lulich will mow the 1’ high area very soon.
  8. Decks -These are being re-stained this summer. Bids to possibly install composite decking will be gotten.
  9. Painting -Touch-ups to the white painted areas will be done by Mike this fall, to include any chipped trim and the bases of the decks.
  10. Siding -Mike will be cleaning the green algae on condos and garages with a Wet-N-Forget spray. WTL has to bring a 40’ ladder to re-secure a piece of siding on Iwan’s chimney that lifted in a strong wind. Owners should check their window/door trim for rot and to let the office know so it can be repaired.
  11. Repairs -Rotted sheathing under siding and rotted trim on Hince’s garage was repaired one by WTL. Four chimneys were seen from the lake to have a slight lean to them, most likely from the storm that caused all the downed trees. WTL will inspect them.
  12. Bird holes -These will be patched as found.
  13. Driveway -Crackfilling is being considered for 2018.
  14. Sidewalks -The one section that lifted when the tree fell by Stewart’s garage will be repaired. Also, other edges that raised up from winter will be ground down.
  15. Roofing – Re-roofing of the one section of Copeland’s roof where the shingles slid is done, and the Segall leak (that was found starting up above the upstairs window) was repaired. WTL temporarily repaired Stewart’s roof caused by a tree coming down in a storm, and will come back at a later date to properly patch the roof deck and re-roof.
  16. Any other project: Peter Harnish and his son discussed internet access to all condos. They will get more information to present at a future meeting.

Reminders for Condo Owners/Renters:

-Make sure you turn your water off when you are away for extended periods of time.

-Have your dryer ducts cleaned.

-Replace smoke detectors if not replaced recently, and especially if they are hard-wired together, because many hadn't been replaced since originally installed and are getting old, and are also not up to code.

-Install carbon monoxide detectors if you have not done so yet –they are required by law.

-When owners close their units up for the winter, they need to change their thermostats from “A/C” to “Heat”, and the heating temp should be set to about 55 degrees.
