After a long history and several rented locations time has come for Gymnastics of YORK to build it’s own permanent home.

The site has been chosen to best serve the current customer base and sits centrally to the expanding population in this area of York.

The new building will be 12,000 sq. ft, a 50% expansion on our current size, which will sit on it’s own 2.4 acre lot.

The new commercial development site has covenants which demand a higher grade of exterior than other locations. This means the area will have a better curb appeal and the value of the property will be increased proportionately.

When finished, the building will demonstrate a Frank Lloyd Wright influence and the landscaping laid out in a Japanese style.

Gymnastics of YORK has been in existence for 23 years and passed through three owners. Today it is wholly owned by myself, Chris Aldous.

In the past 6 years it has grown from 173 members to around 400 current members today.

I have coached gymnastics for 30 years and run gymnastics programs for 26 years.

In the past three months customers have been put on the waiting list for peak times where classes are full.

Duplicate sets of equipment in the larger facility will allow team and classes to train simultaneously. This will facilitate increases in lower team levels immediately, which improves stability and year round income.

The ‘NEW & BETTER’ image typically attracts an increase. Other gym owners in new facilities have shown increases of 20 to 50% in the first year.

This area, York Township population has grown 25% in the past ten years,and building of new homes is not slowing down.

An elementary school is just round the corner from the new location and there may be a day care center in the same development. Potential customers on the doorstep.

Cash flow predictions indicate an increase of 10%; probably a conservative estimate.

Staff increase is proportionate to growth. The conservative growth predictions will translate to an increase of two part time staff per year.

Cost of Construction Valuation

In a similar development location (Pauline Drive) the quotation for a Butler building structure is $486,147.

This quotation does not allow for Heating, lighting, cooling, finishes, windows, interior walls, electrical and plumbing. An very conservative estimate for this work would add an additional $50,000. Add land purchase at $75,000 per acre.
