Guidence for Document Review Committee

  • The Document Review Committee, an ad hoc committee, appointed by the WVHOA BOD is requested to review the documents (Covenants, Bylaws and Rules & Regulations) controlling the WVHOA. The purpose, inter alia, is to update the documents to reflect the current community, to eliminate conflicts between the documents, to improve the understanding of the documents and to more fairly establish proper restrictions for the community.
  • A paper copy of the Covenants with two amendments, the Bylaws with one amendment and the Rules and Regulations with five changes will be furnished each Committee member. In addition, on line copies may be found at the Wekiva Village web site at
  • The Committee is requested to complete their review and submit their recommendations to the WVHOA BOD ~90 days after their appointment.
  • The Committee is encouraged to involve the Community in their efforts. Ultimately the Community must vote on any changes to the Covenants or Bylaws.

Mid Nov Final decision by BOD on what, if any, changes to recommend.

Dec/Jan Vote package for Annual Meeting and Election to all homeowners

Jan 07 Annual Meeting, Election and voting on Document Changes.

  • The BOD has the authority to change the Rules & Regulations based on their own judgment and/or the Committee recommendations. These changes must be reasonable and not conflict with the existing Covenants or Bylaws.
  • Areas of concern that the Committee is asked to examine. The Committee is not restricted to these areas.
  1. Conflicts between the Rules & Regulations and the Covenants and Bylaws.
  2. Documents conflict with current provisions of Chapter 720, Florida Statutes.
  3. Ownership and responsibility for Driveways, exterior doors and Garage doors.
  4. Exterior Antennas
  5. Pets
  6. Renting and leasing. Should additional restrictions be imposed? Should the HOA charge a fee? Should the Homeowner be required to provide name and contact information on renters or lease holders.
  7. It is important that the Association be named as an Interested Party on Home Insurance and that a copy of such insurance declaration page be furnished to the HOA, as is required by the First Amendment to the Covenants. Should a fine be imposed when homeowners fail to comply?
  8. Parking Restrictions.
  9. Is allowing a lease of only one month in the best interests of the community?
