1. First apply to obtain Title Register and Title Plan documents

Go to

Go to “Find a Property”, press Enterand fill in House Name/Number and Postcode.

Press Search

Then go to “Create an Account” – agree to Terms and Conditions, and enter your contact details.Create your own Username and Password – check to make sure you have the right amount of letters &/or numbers in the username and password. Remember to make a note of this information for later use!

Note: Once you have entered this information and hit “Create an Account”, a confirmation email is then sent to the Inbox of your email provider. It’s usually very quick, so now login to your email provider and find this email. Click on the link provided in the email which will take you back to the Land Registry site again.

Login using the Username and Password created earlier.

Go to “Buy Documents” – the 2 documents you need are “Title Register” and “Title Plan” (which is a diagram of the plot). Copies are £4.00 each. Follow on-screen instructions regarding payment.

The documents then appear for printing.

The Register may contain a list of Covenants on your property. If the Covenants are not listed, it will state ‘copy on file’, which will mean you have to apply via“Form OC2” for a copy of the “Freehold Transfer” document.

  1. To obtain a copy of the Covenant via a Form OC2

Go to

Go to “Forms” on the left hand side. Press Enter. Then scroll down the list of Forms in alphabetical order until to reach Form OC2. You can’t complete and submit this on line, so you will need to print the form and complete and then post.

Complete the information on page 1.

-Local Authority – Southend-on-Sea

-Title Number – from your “Title Register”

-Property – your property address

-Application and fee – * See my note below

-Ignore Section 5

-Section 6 is already completed by default

-For Section 7:
For Freeholders, under “Nature of Document” write
“Copy of Freehold Transfer” : put date of Transfer (found in “Title Register”)
* The fee for this is £12.00
For Leaseholders, under “Nature of Document” write
“Copy of Lease”: put date of Lease (found in “Title Register”)
* The fee for this is £24.00

For both Freeholder and Leaseholder, ignore the section “Documents which are not referred to in the register”.

Sign and post form, with your cheque for either £12.00 or £24.00, to Land Registry Peterborough Office, Tout Hill Close,City Road, Peterborough, PE1 1XN

BERA, as a Residents Association, needs as much information as possible about the Estate in order to assist Residents with Covenant issues. If you are willing to share the information you find on your Register &/or Transfer, please could you provide the following information to BERA:

-Property title number

-Address/postcode

-Freehold or Leasehold

-Freehold Transfer Date or Start of Lease date

-Price paid for Freehold

-Covenants contained in Transfer

-Title Plan Number

-If an Alteration Licence has been granted by Thorpe Estate Ltd, what fee did they require?

-Copy of Title Register, Title Plan and Transfer or Lease
