Delinquent Homeowner
- Homeowner consulted an attorney who confirmed the charges, $3,543.30 plus additional legal fees which haven’t been billed yet, should be around $500 additional
- Agreement with Weiss was that he would be making payments of $200 per month and keep current, per letter of November 9. The board voted 4 to 1 to follow advice of legal counsel for the payment and foreclose if not upheld
Expenses
- Sunoco has paid full $220,584 in one lump sum in return for permanent and temporary easements
- Initial Sunoco payment draft budget, taking into account our accountant’s recommendation that the Association needs to establish a significant reserve, and that an engineering review will help us determine the appropriate reserve level(all amounts and categories are estimates for discussion purposes only)

- Will also need to add expenses for repairs to springhouse and lampposts and taxes of 30%on unspent and unencumbered funds

- Gessler was contacted about work on court, he isn’t able to construct a combination tennis and basketball court, he did bid on the excavation portion of Pro-Sports estimate
- Could repair the basketball half-court on the embankment
- Will need to get other quotes
- For maximum tax benefit, goal is to have work under contract by December 31
- Pond
- Gessler’s estimate is $435/hour for 2-3 days, plus materials
- DiAngelo (Propipe) estimate is $2,700/day, would need 2-3 days
- Will also need to hire engineer, GroverEmrichis $85/hour plus mileage
- Houtman is another engineering option
- Tree assessment
- Full cost is currently $490 per home
- Recommend a 25% discount or $367, paid in four installments with dues in 2016 ($92 per payment, current estimate)
- Some work may need to be done behind the single homes to be added
- Budget
- Will need to be approved by the budget committee, including plans for funds from Sunoco
- Priority is to hire the engineer to determine specific costs and priorities
- Need to review dues in 2016 and adjust in 2017 to insure that there are funds for capital projects
- Suggest December 8 or 10 for the Budget Committee Meeting
- Reviewed other delinquent dues issues, all seem to be in order
- It was noted that ballots will need to go out in December, waiting for additional nominations
