Germantown Planning Board Minutes
March 27, 2014
Planning Board Members Present: Chairman Stephen Reynolds, Margaret della Cioppa, Kerrie Abela and Rao Gaddipati.

Meeting opened at 7:10p.m. by Chairman Reynolds, minutes were reviewed and amendments noted. On a motion by Margaret and seconded by Rao minutes were approved with all in favor and none opposed.
Phelan:
Mr. Phelan presented to the Board his property map for Subdivision of 6 acres into two parcels. Parcel #1@ 4 acres and Parcel #2@ 2 acres.
Maps were reviewed for completeness. All utilities were listed, there were no deed restrictions. Parcel 2 is within guidelines with zoning map and minimum lot width is verified.
Margaret made a motion to declare this a Minor Subdivision seconded by Kerrie with all in favor and none opposed.
Public Hearing will be scheduled for April.
Lundy:
Ms. Lundy applied for a Special Permit to convert a garage into an accessory apartment in an existing structure attached to the house. She would insulate and add a kitchen and wood stove. There is an existing bathroom in basement connected to the town sewer. Adequate parking already exists on property.
The Board reviewed the general criteria for a Special Permit for an accessory apartment. It was found not to change the character of the neighborhood or have any other significant adverse impacts. However, it was determined that the square footage would exceed the 800 square feet limit for an accessory apartment, which would mean considering it a conversion from a single family to two family dwelling. Ms. Lundy was asked to see John Fieser so that he could review the plan as a conversion to a two-family dwelling.
At 7:45p.m. On a motion by Kerrie seconded by Rao with all in favor and none opposed the meeting was closed.
