SECTION 223400 - FUEL-FIRED, DOMESTIC-WATER HEATERS

PART 1 - GENERAL

1.1SUMMARY

  1. This Section includes the following for domestic water systems:
  2. Commercial, gas water heaters.
  3. Accessories.

1.2SUBMITTALS

  1. Product Data: For each type and size of water heater. Include rated capacities; shipping, installed, and operating weights; furnished specialties; and accessories.
  2. Shop Drawings: Detail water heater assemblies and indicate dimensions, weights, loads, required clearances, method of field assembly, components, and location and size of each field connection.
  3. Wiring Diagrams: Power, signal, and control systems. Differentiate between manufacturer-installed and field-installed wiring.
  4. Product Certificates: Signed by manufacturers of water heaters certifying that products furnished comply with requirements.
  5. Maintenance Data: For water heaters to include in maintenance manuals.
  6. Warranties: Special warranties specified in this Section.

1.3QUALITY ASSURANCE

  1. Source Limitations: Obtain same type of water heaters through one source from a single manufacturer.
  2. Product Options: Drawings indicate types, size, profiles, and dimensional requirements of water heaters and are based on specific units indicated.
  3. Electrical Components, Devices, and Accessories: Listed and labeled as defined in NFPA70, Article100, by testing agency acceptable to authorities having jurisdiction, and marked for intended use.
  4. ANSI Compliance: Provide gas water heaters that comply with ANSI standards for gas water heaters and related products and that bear AGA certification label.
  5. ASME Compliance: Fabricate and label water heater, hot-water storage tanks to comply with ASME Boiler and Pressure Vessel Code: SectionVIII, "Pressure Vessels," Division1.
  6. ASHRAE Standards: Comply with performance efficiencies prescribed for the following:
  7. ASHRAE90.1, "Energy Efficient Design of New Buildings except Low-Rise Residential Buildings," for commercial water heaters.

1.4WARRANTY

  1. Special Warranty: Written warranty, executed by manufacturer agreeing to repair or replace components of water heaters that fail in materials or workmanship within specified warranty period.
  2. Failures include storage tanks and burner assemblies.
  3. Warranty Period: From date of Substantial Completion:
  4. Storage Tanks: 10 years.
  5. Circulators: Eight years.
  6. Burner Assemblies: Five years.
  7. Drain Valves and other appurtenant accessories: One year

2.2COMMERCIAL, STORAGE, GAS WATER HEATERS

  1. Description: Comply with ANSIZ21.10.3.
  2. Storage Tank Construction: ASME-code steel with 150-psig working-pressure rating.
  3. Tappings: Factory fabricated of materials compatible with tank for piping connections, relief valve, pressure gage, thermometer, drain, anode rods, and controls as required. Attach tappings to tank shell before testing and labeling.
  4. NPS2 and Smaller: Threaded ends according to ASMEB1.20.1, pipe threads.
  5. NPS2-1/2 and Larger: Flanged ends according to ASMEB16.5 for steel and stainless-steel flanges and according to ASMEB16.24 for copper and copper-alloy flanges.
  6. Interior Finish: Materials and thicknesses complying with NSF61, barrier materials for potable-water tank linings. Extend finish into and through tank fittings and outlets.
  7. Insulation: Comply with ASHRAE90.1. Surround entire storage tank except connections and controls.
  8. Jacket: Steel, with enameled finish.
  9. Burner: For use with atmospheric vent water heaters for natural-gas fuel.
  10. Temperature Control: Adjustable thermostat.
  11. Safety Controls: Automatic, high-temperature-limit and low-water cutoff devices or systems.

2.3COMMERCIAL, STORAGE, FORCED-DRAFT, GAS WATER HEATERS

  1. Description: Comply with UL795.
  2. Shell Construction: ASME-code steel with 125-psig-minimum working-pressure rating.
  3. Fire Tubes: Single-pass, copper-clad, seamless steel.
  4. Tappings: Factory fabricated of materials compatible with tank for piping connections, relief valve, pressure gage, thermometer, drain, anode rods, and controls as required. Attach tappings to tank shell before testing and labeling.
  5. NPS2 and Smaller: Threaded ends according to ASMEB1.20.1, pipe threads.
  6. NPS2-1/2 and Larger: Flanged ends according to ASMEB16.5 for steel and stainless-steel flanges and according to ASMEB16.24 for copper and copper-alloy flanges.
  7. Interior Finish: Materials and thicknesses complying with NSF61, barrier materials for potable-water tank linings. Extend finish into and through tank fittings and outlets.

  13. Safety Controls: Automatic, high-temperature-limit and low-water cutoff devices or systems.
  14. Automatic Ignition: ANSIZ21.20, automatic gas-ignition system and components.

2.4WATER HEATER ACCESSORIES

  1. Combination Temperature and Pressure Relief Valves: According to the following:
  2. Gas Water Heaters: ANSIZ21.22, combination temperature and pressure relief valve.
  3. Vacuum Relief Valves: According to the following:
  4. Gas Water Heaters: ANSIZ21.22.
  5. Exception: Omit if water heater has integral vacuum-relieving device.
  6. Gas Pressure Regulators: ANSIZ21.18, appliance type, factory or field installed. Include pressure rating, capacity, and pressure differential required for water heater and gas supply.
  7. Water Heater Stand and Drain Pan Units: High-density-polyethylene-plastic, 18-inch-high, enclosed-base stand complying with IAPMOPS103 and IASNo.2. Include integral or separate drain pan with raised edge and NPS1 drain outlet with ASMEB1.20.1, pipe thread.
  8. Drain Pans: Corrosion-resistant metal with raised edge. Include dimensions not less than base of water heater and include drain outlet not less than NPS3/4.
  9. Piping-Type Heat Traps: Field-fabricated piping arrangement according to ASHRAE90.1 or ASHRAE90.2.

PART 3 - EXECUTION

3.1WATER HEATER INSTALLATION

  1. Install water heaters, level and plumb, according to layout drawings, original design, and referenced standards. Maintain manufacturer's recommended clearances. Arrange units so controls and devices needing service are accessible.
  2. Anchor water heaters to substrate.
  3. Install and connect gas water heaters according to NFPA54.
  4. Install appliance, gas pressure regulators on gas-burner inlets of water heaters without pressure regulators.
  5. Install vent piping from gas-train pressure regulators and valves to outside of building where required. Terminate vent piping with brass-screened vent cap fitting. Do not combine vents except with approval of authorities having jurisdiction.
  6. Install temperature and pressure relief valves in top portion of storage tanks. Use relief valves with sensing elements that extend into tanks. Extend relief valve outlet with water piping in continuous downward pitch and discharge onto closest floor drain.
  7. Install vacuum relief valves in cold-water-inlet piping.
  8. Install water heater drain piping as indirect waste to spill into open drains or over floor drains. Install hose-end drain valves at low points in water piping for water heaters that do not have tank drains. Refer to Division22 Section "Domestic Water Piping Specialties" for drain valves.
  9. Install thermometers on water heater outlet piping. Refer to Division22 Section "Meters and Gages For Plumbing Piping" for thermometers.
  10. Assemble and install inlet and outlet piping manifold kits for multiple water heaters. Fabricate, modify, or arrange manifolds for balanced water flow through each water heater. Include shutoff valve, and thermometer in each water heater inlet and outlet, and throttling valve in each water heater outlet. Refer to Division22 Section "General-Duty Valves For Plumbing Piping" for general-duty valves and Division22 Section "Meters and Gages For Plumbing Piping" for thermometers.
  11. Install piping-type heat traps on inlet and outlet piping of water heater storage tanks without integral or fitting-type heat traps.

3.2CONNECTIONS

  1. Piping installation requirements are specified in other Division22 Sections. Drawings indicate general arrangement of piping, fittings, and specialties.
  2. Install piping adjacent to machine to allow service and maintenance.
  3. Connect hot- and cold-water piping with shutoff valves and unions. Connect hot-water-circulating piping with shutoff valve, check valve, and union.
  4. Connect gas piping to gas burner with drip leg, tee, shutoff valve, and union; minimum size same as inlet connection.
  5. Make connections with dielectric fittings where piping is made of dissimilar metal.
  6. Gas, Water Heater Vent Connections: Connect to vent system. Include draft hoods and diverters where required. Use vents same size as or larger than water heater outlets, but not smaller than indicated unless smaller vent size has been calculated according to NFPA54. Comply with gas utility requirements for sizing. Provide vents with construction features complying with all applicable codes and manufacturer’s recommendations. Gas vents are specified in Division23 Section "Breechings, Chimneys, and Stacks."
  7. Electrical Connections: Power wiring and disconnect switches are specified in Division26 Sections. Arrange wiring to allow unit service.
  8. Ground equipment.
  9. Tighten electrical connectors and terminals according to manufacturer's published torque-tightening values. If manufacturer's torque values are not indicated, use those specified in UL486A and UL486B.

3.3FIELD QUALITY CONTROL

  1. In addition to manufacturer's written installation and startup checks, perform the following:
  2. Test and adjust controls and safeties. Replace damaged and malfunctioning controls and equipment and retest until satisfactory results are achieved.
  3. Verify that piping system tests are complete.
  4. Check for piping connection leaks.
  5. Check for clear relief valve inlets, outlets, and drain piping.
  6. Check operation of circulators.
  7. Test operation of safety controls, relief valves, and devices.
  8. Energize electric circuits.
  9. Adjust operating controls to manufacturer’s recommendations
  10. Adjust hot-water-outlet temperature settings. Do not set above 120 degF unless piping system application requires higher temperature.
  11. Balance water flow through manifolds of multiple-unit installations.
  12. Reference Division 22 Section “Testing of Plumbing Piping Systems.”
