Offer To Close Steps

The following time table has been suggested to give you an idea of the timing of the different events in the home selling process from offer to the acceptance of offer on your property. It is meant to be a guide, so if you have any questions, please ask Melissa. I will be coordinating with you and the inspectors, lenders, title company, Buyer’s agent, and contractors on all of these activities. You aren't doing this alone.
Prior to acceptance
·  Speak with Buyer’s agent regarding offer
·  Contact lender to verify Pre-Qual of buyers
·  Contact you (seller) to discuss offer and negotiations
·  Counter offer if you (seller) doesn’t accept offer
First week (After offer is accepted/executed*)
·  Contact title company and get accepted contract to them to receipt contract and start title/escrow
·  Title company will send you the receipted** contract and need further information form
·  Send you (sellers) monies given to you for the Option period.
·  Contact buyer’s agent to arrange for property inspections verify time and date
·  Notify you of date and time for inspection
·  Property still needs to stay in showing order
Second week
·  Verify during option period with Buyer’s agent about inspection
·  Negotiated repair request to you (seller) from buyer’s through an Amendment
·  Make sure all information the mortgage company requested from buyer’s have been submitted and in good status
·  Make sure title is clear getting all papers to title including any new amendments (repairs, sales price, date change…)
·  Ensure no liens/title discrepancies and clear if any through title company
·  Get all sellers’ mortgage information and sellers’ closing instructions to title company (POA, mail-out closing, divorce, estate info, proper mailing and email, address, etc…)
·  Need check from you (seller)for Resale docs if property is in a Home Owners Association and order Resale certificate
Third week
·  Call to find out if repairs have been completed and if so get all receipts of repairs
·  Call to find out if mortgage company to verify buyer’s loan ( appraisal ordered, survey needed, etc)
·  Order survey if prior has been altered or lender requires new one
·  Sellers need to arrange dates and time for movers & cleaning (Property must be cleaned out prior to walk-thru) All items left after signing of docs at title belongs now to the buyer
Fourth & Fifth week
·  Call to see if appraisal has been completed and turn itinto the lender
·  Call Buyer’s agent and coordinate walk-through, send all receipt for repairs, verify buyers loan, give Home Warranty transfer information,
·  Arrange for funds transferred to seller for closing (i.e. cashier’s check or wire transfer)
·  Arrange for time of settlement, signing of papers at title company or mail-out
·  Sellers call to have utilities tuned off on closing date
·  Call buyer’s agent to arrange for exchange of keys, manuals, and codes

*executed/accepted contract when all parties involved in the contract have accepted all terms of contract and the contract has been dated (effective date) to start all time lines in a contract.

**receipted contract means contract has been dated placed into escrow at title company with earnest money.
