Youandyourfellowtenantsformthecommunityinyourbuilding.Eachofyouhasaparttoplayinkeepingthecommunitysafe.Makesureyouknowthesafetyandsecurityproceduresforyourbuildingandthatyoufollowthem.

Ifitisprovedthatatenantputstheirownoranothertenant’ssafetyatrisk,thenlegalactionwillbetaken.Thiscouldleadtothecancellationoftheirleaseagreementwiththelandlord.

Youareresponsibleforthesecurityofyourownpossessions

Makesurethatyourpossessionsinyourpropertyaresafeandsecure.ItisnottheLandlord’sresponsibilitytokeepyourpossessionssafe.Herearesomethingsyoucando:

  • makesurethatyoulockyourpropertywheneveryougoout;
  • ifyougoawayforlongperiodstellaneighbour,orthesecuritycompany;
  • keepyourvaluablepossessionsinasafeplace,wheretheycannotbeseenbycasualpassers-by.

Beingagoodneighbourinvolves:

  • keepingthecommonareasclean,quietsafe
  • showingconsiderationtoothertenantsandtheirproperty(forexample,beingcarefulaboutotherpeople’scarsintheparkinglotandtheirwashingontheline,notdroppinglitterinthebuilding)
  • notmakinganoiselateatnightorveryearlyinthemorning
  • makingsureyourchildrenfollowthesamerulesthatyoudo -evenwhentheyareplayingsomewhereinthebuildingwhereyoucan’tseethem
  • respectingapolicyofnon-discriminationandtreatingallneighbourswiththesameconsiderationwhichyouwouldlikethemtoshowtowardsyou.

Fireprecautions

Forthesafetyofalltenantsandtheprotectionofproperty,everypossibleprecautionmustbetakentopreventfires.

  • Noparaffin,petrol,fueloranyhighlyinflammablematerial(thatcancatchfireandburneasily)isallowedtobeusedorstoredonthepremises
  • Fire-fightingequipmentisprovidedinstrategicplacesthroughoutthebuilding
  • Makesureyouknowwheretofindthisequipmentandhowtouseit
  • Makesureyouknowwheretheemergencyexitsare

Fire-fightingequipmentmustonlybeusedifthereisafire.Thereisapenaltyfortheillegaluseoffire-fightingequipment.

Whatyoucandoifthereisafire

Ifthereisafireinyourpropertyoranyotherpartofthebuilding:

  • usethefire-fightingequipmenttotryandputthefireout -butdonottrythisifitputsyourselforanyoneelseindanger
  • moveanyitemsormaterialsthatcancatchfireeasilyawayfromthearea(ifpossible)
  • switchoffanyelectricalequipmentnearthefire(ifpossible)
  • helpothertenantstogetoutofthearea

Ifthereisafire,everyonemusttrytokeepcalmandleavethebuildingasquicklyaspossible.Usetheemergencystairsandexits.Donotusethelifts

ACCIDENTPREVENTIONINTHEHOME

Manyaccidentshappeninthehome -thispageshowssomeofthedangersthatcanbeavoided.Aswellastakingprecautionstopreventaccidents,itisveryimportantthatyouhaveanemergencyplanandknowwhatyoucandoifthereisanaccidentinyourpropertyoranywhereelseinoraroundyourbuilding.

  • Unlessyouknowwhatyouaredoing,waitfortheprofessionalstogetthere,donottrytoguesswhattodo.
  • Trytostaycalm -itisdifficult,butrememberthatthepersonwhoisinjuredneedsyoutohelpthem.

Workingouthowmuchelectricityitcoststorunanapplianceforonehour

Electricityismeasuredinwattsandkilowatts -thereare1000wattsinakilowatt.Lookunderneathoratthebackoftheapplianceforthenumberofwattsituses.

Forexample:anironuses1500wattsperhour,thisequals1.5kilowatts(movingthepoint3spacestotheleftchangeswattstokilowatts).Tofindouthowmuchitcoststousetheironfortwohours:Multiplythenumberofkilowattsbythecostofoneunitofelectricity,thenmultiplyby2(forthenumberofhoursused).Example:Ifthecostofelectricityis37.25centsperunit,tousetheironfor2hourswillcost: 1.5x37.25x2=111.75cents(orR11.17)

Someappliancessaveelectricitybyswitchingthemselvesonandoffduringtheday.Forexample,ageyserisnormallyonforaboutthreehoursadayandofffortherestoftheday.

Someideasforsavingwater

  • Don’tleavethetaprunningwhenbrushingyourteethorshaving.
  • Fixdrippingtapsandleakingwaterpipes -reportthemtoyourPortfolioManagerorchangethewasher.
  • Ashoweruseslesswaterthanadeepbath.
  • Soakdishesandpotsbeforewashinginsteadofscrubbingthemunderrunningwater.
