Guidelines for submitting a proposal for review
Approved Release 1: April 5, 2005

  1. First, make sure that you are familiar with the Declaration of Covenants, Conditions, and Restrictions (CCRs) of record for Dungeness Greens. You should have received a formal legal copy from ClallamCounty when you purchased your lot. Additional informal copies, including revisions under consideration are available on our web site at Log in to the members’ area, using the username and password that you have been given.
  2. The Owners’ Association is newly formed, since the majority of the lots have only recently been sold, and responsibility transferred from the developers. Our understanding of the members’ wishes is evolving regarding the appearance and use of the community. Your patience is truly appreciated.
  1. Note the specific CCR paragraphs that apply to your property, and compare your proposal to those restrictions. Pay special attention to the amendments. Contact the Architectural Committee if you have questions.
  2. Some of the restrictions allow the architectural committee some flexibility, and contain the words “unless approved …” - for example, the installation of antennas. Others, notably building height, setback, and square footage, do not contain any flexibility.
  3. Architectural Committee review and approval may involve soliciting comments from adjacent neighbors and others who may be impacted by your proposal. You can assist the process by beginning the comment period early. How might your proposed project affect your neighbors? Try to view your changes from your neighbors’ perspective, especially changes that could obstruct a view.

Policy and prescribed guidance for the Dungeness Greens Architectural Committee has been established by the Declaration of Covenants, Conditions, and Restrictions of record for Dungeness Greens. Please thoroughly read and review the declaration of Covenants before proceeding with any development or building plans.

  1. The information submitted herewith, including drawings, specifications, and subsequent construction or use shall meet the requirements of governing codes, ordinances and Dungeness Greens Covenants.
  2. Favorable review by the Architectural Committee does not relieve the applicant, owner, architect or builder from compliance with paragraph 1 above.
  3. By affixing signatures to this application, the applicant, owner, architect or builder represent that the conditions herein stated have been read and are accepted.
  4. The Architectural Committee will meet and review your proposal as soon as possible but within (30) days after receiving your completed proposal.
  5. Construction and/or Use Review submittal must be signed by the applicant/owner and include two (2) copies of all required drawings.

Dungeness Greens Construction and/or Use Review

The Dungeness Greens Owners Association requires approval of all exterior constructionby the Architectural Committee. Please complete the appropriate portions of this form and submit two (2) copies to the Architectural Committee for approval prior to the start of construction or use.

If this is a Construction Review: Provide two (2) copies of the following drawings:

Site plan with scale of 1” = 20’– 0” or as submitted to ClallamCounty for building permit

Include all structures and north arrow.

Include property lines – identify build able and non-build able areas of property.

Show approximate distances to any existing structures on adjacent lots.

Include septic drain field and reserve area.

Include setback dimensions, front, rear and both sides, and CCR ref paragraphs.

Show decks, driveway, parking, patios and walks.

Floor plans including overhangs. (Minimum scale 1/8” = 1’– 0”)

Show square footage of each level (1,500 sq. ft. minimum required on first floor)

Show garage/shop areas separately.

Elevations (minimum scale 1/8” = 1’– 0”)

Show height from finished grade.

Show maximum height allowed and reference paragraphs in the CC&Rs.

Include siding and roof materials and colors of each.

Request for Architecture Committee Approval if this is a Use Review: Please provide a written request including rationale for your request. Support with drawings, diagrams and/or photos.
