David Baker+ Partners, Architects and Michael Simmons Property Developmentare seeking statements of interest and qualifications for Civil Engineers, Structural Engineers, Mechanical Engineers, Plumbing Engineers, Electrical Engineers, Acoustical Engineers, Landscape Consultants and Green Building Consultants from firms with background and experience in multi-family, high-density wood-framed construction over a concrete podium.We are currently NOT seeking contractors or subcontractors. Prospective firms should offer a full range of technical services to be performed by key staff with experience including, but not limited to, construction document production and construction administration services for multi-family housing projects.SBE-certified firms and consultants located in the Western Addition are encouraged to apply.
Project Brief
The site is located at 1345 Turk Street, between Webster and Fillmore streets in the Western Addition neighborhood in San Francisco, California.
The project consists of32 affordable condominium units (1, 2, and 3 br). Buildings will be two-to-three levels of wood frame, Type V construction over a concrete Type I podium.An at-grade parking podium includes 62 spaces to accommodate residential and commercial needs. A double height lobby with a stair and elevator will serve as the main entrance to the project. Site work includes a landscaped courtyard on the podium, sidewalk planting and improvements, and landscaping along the Turk Street frontage. The project will be constructed in a single phase.Site area is approximately 0.61 acre and includes a loading area easement for the MUNI Substation Site. The Substation Site itself is not part of this project.

Firm Information
- Name of company and number of years in business
- Legal status and company ID number
- Contact name, including email address
- Company address
- Full names of company officers and/or principals
- Biographical summaries of principals
- Names and resumes of key staff and brief description of their roles/responsibilities in the project
- Number of employees in the company
- List of Principals and employee’s professional licenses, accreditation, and memberships
- Certificate of Insurance for the firm and a statement from applicant verifying that coverage exists for for-sale projects
- Documentation that shows SBE Certification
- Please describe any special training and experience members of your staff possess that may assist in providing production and construction administration services
Prior Experience and References
- Minimum four (4) years of professional experience in multi-family attached housing projects of 25 units or more in size.
- Minimum of three (3) new urban infill, high-density housing projects with a construction cost of $10 million to $20 million.
- Provide examples of projects that contain high-density multi-family housing. Information presented about the projects must include the following:
-Name and location of project
-Name, address, phone number and email address of a reference that can be contacted for each project
-Number and type of units included in project
-Total square footage of project
-New construction or renovation
-Construction type of project (e.g., Type-V, 1 hour)
-Construction cost
-GreenBuilding experience
Schedule
There will be a pre-submittal conference to answer any questions regarding the project and RFQ process. Attendance is optional.
Upon receipt and review of the statement of qualifications, David Baker + Partners, Architects and Michael SimmonsProperty Development will identify the project team. No interviews will be conducted.
