upon the terms of an Agreement of even date (a copy of which is attached hereto) at therent of £ per calendar month in advance GUARANTEES the payment by the Tenant to you of the rent payable and the performance and observance of the Tenant’s obligations under the Agreement and of any extension thereof following the expiration of the term of the Agreement upon the following conditions:

  1. If the Tenant shall make default in the payment of the rent when the same shall be due the Guarantor shall upon written request by you pay the rent which shall be in arrear.
  2. If the Tenant shall default in the performance or observance of any of the Tenant’s obligations the Guarantor shall pay upon written request by you all moneys which you shall be entitled to recover by reason of such default.
  3. During the continuance of this Guarantee the Guarantor’s obligations hereunder shall not be revocable or discharged by the death or bankruptcy of the Tenant or the assignment of the term of the Agreement PROVIDED ALWAYS AND IT IS AGREED that any neglect or forbearance of you in endeavouring to obtain payment of the above rent when the same becomes payable or to enforce performance of the Tenant’s obligations or any time which may be given to the Tenant by you shall not release or exonerate or in any way affect the liability of the Guarantor under this Agreement.
  4. Reference to the Guarantor and the Tenant shall be deemed to include the masculine and the feminine genders and their respective personal representatives and successors in title and where there shall be more than one Guarantor or one Tenant the singular number shall include the plural number and any obligation referred to or entered into hereunder shall be deemed to be made by such persons jointly and severally.
