Access Statement for Caxton House
Introduction
Caxton House is a Family run guest house situated in a quiet Cul-de-sac, quite close to the beach, about 10 minutes level walk into the town.
We have 8 Guest bedrooms, 1 on the ground floor, and 7 on the first floor. We have our own car-park for guests. The house is approached either by a slope one side or a slope with two steps on the other. The side with steps has a metal handrail.
Caxton house is licensed, and has a guest lounge with dining area and a conservatory.
We provide breakfast and bookable evening meals and can with a little notice cater for most dietary needs.
ie gluten free, vegan.
Pre-Arrival
We are situated in Trafalgar Ave which is a quiet Cul-de-Sac. The town centre and shops are approx. half a mile away and the railway station is approx. three-quarters of a mile.. There is a limited bus service that runs past the end of the road .We are always happy to order a taxi for anyone should they prefer this costs around £5 from Caxton House to town or Railway station
We can arrange for wheelchairs and mobility scooters to be delivered and collected, we are happy to recharge your scooters overnight-please advise on booking.
Caxton House has a family dog and a cat who wander around in the public areas, occasionally we have other family dogs stay with us as well
As we have family pets we do not accept other pets but we can accept Guide/assistance dogs.
Arrival & Car Parking Facilities
We have a tarmac carpark to the side of Caxton house which will park approximately 7 cars, if you require a wider/closer space we can reserve the first parking bay for you please advise on booking.
There is a textured rubber safety surface slope with two steps and a handrail leading from the car park to the house. There is also a textured rubber safety surfaced slope which is inclined to be a bit steep on the other side of the house. It does allow access by a mobility scooter. A local company can deliver a mobility scooter to be here ready for your arrival. Please ask for details on booking.
We can offer you assistance with your luggage from your car to your room.
Patio area
We have a patio area outside the front of the house & to the side. This is covered with textured rubber safety surface. There are level areas as well as some stepped areas.
Main Entrance, Reception
Caxton house main entrance is via the conservatory. As you enter the conservatory door there is a slight step (10cm) where the door meets the pathway. There is then a ramp to enter the main door. Please push the doorbell on arrival.
The front door has a push button security lock to which guests are given the security access code.
We usually discuss arrival times with guests to ensure there is someone here to welcome you and help you to your room.
The main entrance and reception is on the ground floor, and leads into the guest lounge / dining room. From the reception there is a curved carpeted staircase with a banister handrail made up of 18 steps leading to a further 7 rooms. Room 14 on the ground floor is accessed from the hallway.
Public Areas - Hall, Stairs, Landing, Corridors etc
We do not have a lift. The only access to the first floor is by carpeted stairs. The hall stairs and landing are all carpeted areas edged with white skirting boards. There are hand rails going up the stair case. The upstairs hallway does have a fire door located halfway along the corridor. The fire escape at the other end of the corridor is an exterior spiral one.
Public Areas - Sitting room, lounges,
The guest loung / dining room is separated from the private areas by fire-doors. The flooring throughout is laminated. There are a selection of sofas and chairs which are 17" high and window seating in the lounge 18" high.
Breakfast and evening meals are served in the dining room which has wooden tables and chairs, with a window seat in the bay window. There is enough space at a table to use an average size wheelchair instead of a chair.
Guests are welcome to use the lounge area. There is a selection of games in the cupboard in the lounge and books on the bookcases in the lounge and hallways.
Restaurant / Dining Room
The dining room is on the ground floor, with a laminate flooring and has movable wooden tables (65cm lower edge and 63cm width space) and chairs ( 45 cm to seat height ) Tables have a dark coloured runner across the middle and crockery is white.
We offer breakfast and evening meals, and can cater for the majority of dietary requirements-ie vegan, gluten free, diary free.
At breakfast, guests have a selection of items cereals including gluten free options, fruit, fruit juice and yoghurts from the breakfast bar, assistance can be given with taking these items to guest’s tables if required. We then take an order from guests for their selection of hot food, the menus for this are placed on guests tables. We are quite happy to read the menu out for anyone who may require help seeing or reading this.
The optional evening meal is usually discussed at breakfast time when any of the menus can be explained and guests given the opportunity to talk with the chef about their requirements.
We do have a couple of high chairs for child use along with different size cutlery and child friendly crockery - please ask on booking.
Bedrooms & Sleeping Areas
All of our bedrooms are en-suite with showers
All bedrooms are carpeted.
Flat screen TV with freeview, alarm clocks and hairdryers (on request) are provided in all our rooms, and an iron & ironing board is available on request.
Tea and coffee making facilities are provided in each room, herbal teas are available on request.
Our beds are made with duvets and sheets with mattress protectors underneath. Extra pillows/blankets are available if required. Beds can be made up with sheets and blankets on request.
We supply hand towels and bath sheets.
All beds have bedside tables and rooms have wardrobes and drawers for storage
We have a bed guard available for child use, and also a couple of travel cots- please ask on booking
We have 1 small fridge available for your room for medication -please request on booking
We also have a raised WC seat available- please request on booking
Additional Information
There are fire extinguishers and fire call points throughout the building.
In the event of a fire a bell will ring. All bedrooms rooms have fire sensors/alarms in them that sound and flash should the fire alarm be activated.
Please advise us if you have a hearing/sight impediment or require assistance to leave the building so we can ensure you are given extra care in the event of the fire bell sounding. We have a fire board in the conservatory; guests are requested to sign in and out so the fire service can tell which rooms are occupied.
The building must be evacuated via the nearest fire escapes and guests required to muster in the Car-park at the side of the guest house.
Caxton House is completely Non-smoking within the building however we do have a patio area outside with tables and chairs for people to smoke. Please note this area is open i.e. not covered, however guests are welcome to borrow an umbrella from the conservatory if weather is inclement.
We do not accept guest pets but Service dogs are welcome, please note we do have our own family pets (dog & cat) living here. These are discouraged from entering the bedrooms but do wander around in the public areas. Should guests need to bring a service dog we can provide a water bowl and a blanket for the room. For exercising service dogs, there is a wooded area near at the end of the cul-de-sac which leads to the beach but it is very uneven ground, and also a level wooded walk a few streets away.
In case of difficulties Staff can be summoned by ringing the doorbell at night or calling the mobile number shown at the premises. There is always a member of staff on the premises at night time that will be happy to assist in the case of an emergency.
Wi-Fi is available to most areas of the house. Please request the code if required on arrival
