RV Lot Rules

Hours of use for the RV Lot are 8:00 a.m. to 10:00 p.m. daily.

Violations of the hours are subject to fines and revocation of lot privileges.

1.All spaces are assigned by the managing agent and all items stored must be kept inside the boundaries of the assigned space.

2.The fee for storage [effective April 1, 2008] is as follows:

$100.00 per year, per space for items up to 20 feet

$175.00 per year, per space for items from 20 feet to 30 feet

Items over 30 feet long are not allowed.

This fee is to be paid on or before April 1 of each year and is non-refundable and non-transferable. Spaces not paid for on or before April 1 are subject to items being removed at the owners risk and expense and the space being forfeited.

3.Use of the RV lot will be permitted on the following prioritized basis:

a. Owners living in Cimarron wishing to store:

i)Motor homes, campers or travel trailers

ii)Recreational boats on trailers

iii)Snow machines on trailers

b.Renters living in Cimarron wishing to store:

i)Motor homes, campers or travel trailers

ii)Recreational boats on trailers

iii)Snow machines on trailers

c.Owners living in Cimarron wishing to store:

i)Non-Commercial Automobiles

II)Utility trailers

d.Renters living in Cimarron wishing to store:

i)Non-Commercial Automobiles

II)Utility trailers

4.Spaces will be assigned on a first-come/first-serve basis according to the prioritized schedule above. If needed, a waiting list will be established.

5.A copy of the registration must be provided to the managing agent to ensure ownership of the item.

6.Per Article VII, Section 15 Vehicles, trailers. “No inoperable vehicle shall be kept on the Properties.” This also applies to vehicles and trailers in the RV lot. Vehicles that are inoperable (including but not limited to expired tags) will be noticed for removal. If the vehicle is not removed in the time allowed, it will be impounded at the risk and expense of the owner.

7.Unassigned items found in the lot will be removed at the owner’s expense and risk.

8.All users of the storage area are responsible to keep their designated space free from trash and all waste products.

9.All users of the storage area are responsible for any leaking fluids [such as oil, transmission fluid or the like] that will compromise the asphalt. No hazardous materials of any type will be allowed to be stored in the Lot.

10.All users of the storage area are asked to promptly report any irregularities or necessary repairs to the managing agent.

11.All users of the storage area are required to sign a waiver indemnifying Cimarron Circle Homeowners Association against any and all loss or damages.

12.It is strongly recommended that users of the storage area obtain insurance for the items stored.

13.At least one time per year (usually in early summer), the association will require the items in the RV Lot to be removed for maintenance purposes. Markings that designate spaces will be re-done at this time. Notice will be given to those using the space. Any items left in the space will be removed and the costs for removal will be billed back to the owner.

14.A map of the lot will be distributed to those using it. Each space will be labeled with the name, address and phone number of the person using the space. If items need to be moved for access, the owners are to contact each other for scheduling.

15.From time-to-time the lock combination to the RV Lot will be changed for security purposes. Each applicable unit will be notified of the new lock combination.

16.Disputes shall be brought before the Board of Directors at the next regularly scheduled Board of Directors meeting. Disputes must be presented to the Board in person or in written form. Any appeals or further disputes must follow the same procedure.
