JOB DESCRIPTION
COMPLIANCE AND MAINTENANCE OFFICER
RESPONSIBLE TO:Head of Maintenance & Compliance
JOB PURPOSE:Ensure compliance with a range of statutory, regulatory and internal reporting. Weekly testing of Fire alarms to all properties. Report any areas of compliance which do not meet current standards. Also required to carry out small maintenance duties whilst on-site and delivery of house stock.
KEY RESPONSIBILITES:
1.Weekly testing of fire alarms and emergency lighting.
2.Carrying out of fire drills.
3.Ensuring true accurate records of testing are complete.
4.Ensure compliance and all Fire Risk Assessment recommendations are carried out.
5.Ensure that key risks areas of gas servicing, electrical safety, asbestos, legionella and other agreed factors meet strict compliance.
6.Communicate effectively with customers and contractors to ensure a high level of satisfaction with the service.
7.Work collaboratively with colleagues and external health and safety consultants to ensure a safe, cost effective, high quality maintenance service.
8.Ensure that procedures to monitor compliance areas of work are carried out according to the Association's policies and systems meet audit requirements
9.Work with colleagues to ensure information is provided to ensure standards are met.
10.Continually evaluate property condition.
11.Carry out minor handyperson duties to a high standard.
12.Deliver house stock to properties during weekly checks.
Gas Servicing
1.Ensure appropriate Gas Servicing certification if displayed in property.
2.Ensure certification complies with master database.
3.Highlight any area of concern to ensure that all appliances are serviced as required.
Electrical Certification
1.Ensure appropriate electrical certification if displayed in property
2.Ensure certification complies with master database
3.Highlight any area of concern to ensure that all property complies to current regulation
4.Ensure PAT testing has been carried out.
Asbestos
1.Ensure property has a current asbestos survey.
2.Highlight areas of non compliance to Head of Maintenance & Compliance.
Water Safety and Risk Assessments
1.Act as deputy responsible person for legionella.
2.Ensure any water risk management is being carried out correctly
3.Highlight areas of non compliance to Head of Maintenance and Compliance.
Fire Risk Assessments
1.Maintain records on fire risk assessments, categorising repair works, co-ordinating access arrangements and consultation.
2.Ensure remedial work records are maintained and the asset database is updated to capture accurate data.
3.Ensure Fire Compliance Equipment is in date and has no evidence of tampering
Generic
1.Carry out small maintenance duties, i.e. Changing of door locks, ensuring sufficient keys, changing toilet seats, fixing curtain rails, building flat-pack furniture. This list is not exhaustive.
2.Delivery of house items to property whilst carrying out weekly fire test rota

6.Comply with the requirements of external regulators
7.To carry out such other duties as may be reasonably expected.
8.Assist with basic building surveys and reports necessary across the Group.
GENERAL TERM AND CONDITIONS
Salary:£22,000
Hours of Work37.5 per week

Pe A group pension is available; details can be provided upon request.
All staff are employed subject to the satisfactory completion of six months probationary period.
Specific terms and conditions will be as stated in the Terms and Conditions of Employment document.
Supervision and direction will be provided by the Head of Maintenance and Compliance

PERSON SPECIFICATION
OBJECTIVE / ESSENTIAL / DESIRABLEEDUCATION/TRAINING
NEBOSH or IOSH qualified (or working towards) / xGCSE or equivalent standard in English / x
GCSE or equivalent standard in Maths / x
SKILLS & EXPERIENCE
Able to demonstrate knowledge of the building maintenance / xAble to demonstrate sound technical knowledge of health and safety regulations, governance and compliance through previous work experience / x
Able to demonstrate experience of managing programmes of stock condition surveys, surveys for gas, electrical, asbestos etc / x
Good IT skills with experience of using Microsoft Office Suite. / x
Current driving licence with full time use of personal transport. / x
