Palm Court Researched Events. Here are the events giving the facts for this case:

A.1926 Surveyor John Doe subdivided a tract of land into lots and filed a plat named PALM COURT during the "land boom" of 1920s. . A portion of that plat showing Block A is shown below.
In the surveyor's notes, John Doe says that concrete monuments were set on all lot corners. The street rights-of-way are nominally 30 ft wide. The south block line is 300 ft long, and is divided into three lots, each 100 ft wide. Block A has a 96 degree interior angle at its southwest corner, and a 94 degree angle at the southeast.
B. 1926 - 1950 Lots were sold according to the plat. However, no residences were built in the depression and war years. Streets were open, but they were unimproved dirt streets. A person named Travis purchased Lot 5 described as "Lot 5 Block A according to the Plat of Palm Court as filed in the public records."
C. 30 years ago The county cleared the rights-of-way and paved the roads. Since several decades of time had passed, the county's paving contractor had trouble finding Doe's original survey markers, but they found some and used what they had to locate the pavement within the right-of-way. The pavementconsists of two lanes.
D. 25 years ago Travis, the owner of Lot 5 decided to clear the lot,erect a fence, and build a shed. He hired surveyor Walker to survey Lot 5.Walker performed the survey, setting 3/4" iron pipes at all lot corners. Based on these, Travis put up a chain link fence along three sides of the lot, cleared the lot, and built a shed.
E. TODAYTravis hires you to perform a survey Lot 5 for building a residence. Upon visiting the field, you check carefully at all lot corner vicinities and find only three old concrete monuments. Two of these appear to lie on the east line of Pine street at lot corners. These lots are 50 ft wide on the plat and they do not line up with anything in Block A. An old iron pipe was found in the vicinity of the SW block corner. Two other iron pipes were found at fence corners around Travis's lot. An iron spike is found at the pavement intersection of Palm and Pine Streets. Presume that these are the only survey markers in existence.
