HOA Board of Directors

A meeting of the Villas at Giants Ridge Homeowners Association Board of Directors was called to order at 8:00 a.m. on SaturdayOctober 7, 2017via conference call.
Present:Cindy Jindra, Chuck Squires, Judi Glasner,RonReich, Doug Lovett,Larry Hanson and Roger Koppendrayer
Guest:Matt Uhan
Minutes:A motion was made by Judi Glasner and seconded byDoug Lovettto approve the minutes from the September 16, 2017 meeting. It was unanimously carried and approved.
Special Assessment:Doug Lovett started the discussion on the $100,000 Special Assessment that was presented to owners at the Fall informational meeting on September 30, 2017. After much discussion, Ron Reich made a motion which was seconded by Larry Hanson to approve the 2017 Special Assessment as presented at the Fall Meeting. It was unanimously carried and approved. Doug Lovett will draft the letter that will go out to the owners by the end of next week.
Welcome Center:Doug Lovett reported that he is working with American Bank to finalize an extension of our mortgage on the Welcome Center. He expects the terms to be a 5-year balloon note based upon a 20-year amortization at the rate of 5%. Matt Uhan stated that the bank should expect financial information based upon our tax returns that he will prepare.
Water Leak:Cindy Jindra started discussion on the water leak in front of the 200 building. The Water Department is in the process of determining who is responsible to pay for the repairs. The leak is under repair and expected to be completed as soon as possible. Doug Lovett has already started a claim with the insurance company.
Roof Replacement:Cindy Jindra reported that the roofs of Units 105 and 106 needs to be replaced before Winter sets in. The combined total amount of this repair is $10,500.
Decking & Railing:The decking and railing issue was also discussed at the Owners Fall Informational Meeting on September 30, 2017. After much discussion, Roger Koppendrayer made a motion that was seconded by Larry Hanson to allow composite grey decking and black square railing replace the existing decking and railing. Owner’s to get approval from board before having their decks and railings replaced. Ron Reich opposed this motion; however, motion was approved and carried.
Next Meeting:The next scheduled meeting of the Villas at Ridge HOA Board of Directors will be Saturday,November 11, 2017 at 8:00 a.m.via conference call.
Adjournment:A motion was made by Larry Hanson, seconded byRon Reich to adjourn the meeting at 9:00a.m. It was unanimously carried.

Special Assessment:After preparing the letter to the owners regarding the 2017 Special Assessment, Doug Lovett made a motion that was seconded by Cindy Jindra that we amend the Special Assessment amounts to the following values:
