DRAFT MINUTES

  1. Call to Order: Meeting was called to order at 3:20pm.
  2. Introductions:Board of Directors introduced themselves, including Michelle Kuffler, Association Manager.
  3. Open forum: Rob Hart lead the meeting in the absence of Stefani Garino, President. FIRE INSPECTIONS: RH discussed the fire inspections start on 7/12-8/19 for the first phase, no fines but yes homeowners will get notices of violations. Second inspections will happen 8/20-8/27. He said the Annual Clean-up went well with 24-26 people showing up to help. He gave kudos to Wayne Renaud because he always is there and brings us free sand for the beach and spreads it out. Sam Altshuler asked the members if they were having trouble with ISO Insurance – getting or keeping it – BTVPOA has hydrants that can be used for SSA in case of emergency and EPFD has a great record of responding but ISO Insurance prefers if there is 6” pipeline throughout SSA for insurance coverage.

MEETING: RH said that with the new format for the annual meeting there is a bigger turnout each time and there is openings for the membership committee for the Annual BBQ (once a year, and probably only 4 meetings a year and that we have to 2-4 non-board members for the committee). He stated there is an open position on the board of directors. Sam Altshuler nominated Danny O’Hara, (3-yr term), Jim Scully seconded, all in favor, no opposed, no abstentions.

EMPLOYEES: Dave Jennings will be leaving us in September and we have placed ads and have had word of mouth out since May for his position. A member asked if it is possible to keep Dave on as a consultant, RH responded that Dave has plans and probably is excited to go and do them. There is general appreciation of the lake monitors and a couple of complaints about one of the lake monitors, Michelle will discuss it with them after the meeting to get more information and fix the problem.

COMMON AREA: It was mentioned that cell reception was next to nothing here in our association and can we check into a tower that looks like a tree and possibly make some money off of it as well. Michelle will check into it. Members are complaining of the type of sand that is at the beach, that it is course, and very dirty to the point that it doesn’t wash out of clothing well. BOD responded that it is free and that’s why we get it, and that it is construction grade “sand”. Mary Chin stated that possibly churning the sand might soften it up.

EVENTS: There is going to be a wedding (Davenport/McCracken) next Saturday!!

It is important to do something special for Dave for his retirement!

ROADS: RH stated that Calaveras county has told us many times that we are on their “list” to come and repave. Due to the Butte Fire, we are just down on the list until that area is complete. Jim Scully reminded the members that the roads within SSA are county owned/maintained roads. Karen Sivley asked if homeowners should be calling in as well to put pressure on the county. RH says definitely and encouraged the members to write letters as well. Scott Anderson/Michael Oliveira is the contact. ASSESSMENTS: Members want to know why assessments keep going up and why vacant or unbuildable lots go up. RH explained that SSA has a very aged old water system that is need of replacement and according to the Reserve Study we have to increase assessments to be able to pay for replacement of items that everyone owns. As for the vacant lots increasing, the dues go up across the board because the water system is available to everyone regardless if you have chosen to improve the lot or not. The “unbuildable” lots – homeowners have the option to pay to have them combined.
