9.Old Business / Committee Reports

A. Legal (Open/ W. Quick)6723 A Irongate is owned by HUD we have received $1,300 in past due dues, our lien has been filed. Holtz 6719 BIrongate is past due, lien has been filed. Will check out amount & necessity of filling a new lien or taking to small claims court for judgment.

B. Building Maintenance (Open/)

1. 2015 preventative maintenance 85%, Pressure wash 100%, Painting 85%

C. Roofs (Open/)

D. Decks (Open/)

1. Porches at 6715 have been replaced at a cost of $7,400. Railings will not be placed on 6715B

E. Grounds/Appearance (Open/ L. Parker)

F. Other Old Business–

1. Highland Paving to resurface parking lots at 6722 &6730 Irongate this summer. After paving is complete N. Simmons will mark lots. To be completed in August

2. Railings for concrete decks will cost $1,360 for material and labor. Railings to be installed at 6748-B Irongate. An additional $115 for additional steps. (Ongoing)

3. Michele Stewart asked about putting together WELCOME PACKETS for new residents. That way we can also have a better idea when new residents move into our Community.

10. New Business

1.Architectural committee approved instillation of new door at 6744B Irongate

2. 6738A install 3 vent well covers with gravel long front of unit, $127. J. Roach made motion, L. Parker 2nd & carried

3. 6750B Replace 2 pickets on front rail, shoe molding on skirt board on back of the unit between sliding doors and repair foundation door, $123. L. Parker made motion, J Roach 2nd, carried

4. 6715-6727 Irongate mailbox was struck by tow truck repair cost $25.00 will b paid by towing company.

5. 3001 Weatherby Ct – Light post will be replaced with wooden posts to maintain uniform appearance of units, with cost of $185.00. L. Szulc made motion, L. Parker 2nd motion carried

Next Board Meeting to be 8-11-15 at home of Paul Johnson 6740B Irongate. Will begin work on 2016 budget.

Residents are reminded to clean up after their pets and to remove their trash cans from the road no later than the evening of collection day.
