The Concerned PACC2 Owners Group’s nine candidates are committed to a productive NEW ERA for Palm Aire 2. The platform targets several key improvements that should providemore hope for a better future for all owners with a constructive transparent approachto put behind us the fear and secrecy of the past.
Please review our nine candidates’ Election Information Sheets that will bein theAssociation voter package with your ballots. A majority of our nine candidates are permanent residents, as will be the Executive team.
Please vote for the nine NEW ERA candidates to ensure we have Directors and a Board pledged to provide fair, honest and sensitive representation for all owners. This will also deliver the following significant planned benefits:
Platform for a NEW ERA
- Improve customer serviceby requiring higher standards from our property management staff and through transparent, responsive and ethical governance.
- Encourage Owner participation with double the number of open Board meetings and moreowner supportcommittees.
- Conduct ethical, legal elections to insure that all eligible owners have more opportunity to vote and that each Official Ballot cast is counted with proper tabulation of votes monitored by unbiased third-party election supervision.
- Increase services and/or reduce fees with better value for money spent. Conductanin-depthreview of past expenses and practicesto build a value-based future budget with new management and accounting practices. Review services of other Associations for the fees charged to establish best-practices benchmarks.
- Increase property values 10% - 20% to catch up to the rest of Palm Airethrough better attention to facilities, better services, a transparent process to approve resident changes and better relationships with local realtors. (Increased property value potential based on a third party study.)
- Improve proactive preventiveproperty maintenance, timely repairs andfacility appearance to optimize property values and owner enjoyment, including renovation of rec centerspromised the past two years.
- Reduce or eliminate special assessments by gradually increasing reserve fund balances for each building.
- Significantly reduce Association legal expensesand related insurance costs. Executives should solve problems before resorting to Association lawyers who, if used, should mediate rather than litigate. Issues must be resolved fairly and openly in the best interest of all owners.
- Establish updated rules to better serve changingownership needsand comply with current Florida law. Undertake a comprehensive review of outdated condo documents with owners’ input and owners’ approval vote. Consider updated rules fortransparent approval of resident changes, Rec Center use, leases, increased flexibility for owners’ use of their condos, pet policy, security, parking and consistent application of reasonable rules.
- Develop Director Term Limits, with owners’ input and owners’ approval vote. Considerstaggered two-year Director Terms for the nine Director positions with a Term Limit of six consecutive years.
- Increase focus on securityto promote a safer community giving greater peace of mind.
- Develop fair simplified procedures for delinquent owner accounts to reduce funds owing and reduce legal costs.
