A. APPLICATION FOR CERTIFICATE OF ZONING COMPLIANCE-cont.
Sign- 60 Old Boston Post Rd., Acton Library, Map 29, Lot 94, A District
Applicant: Jan Crozier
Ms. Crozier was present to discuss the sign. She stated that she had taken into consideration the previous recommendations that had been made by the Board Members; the base will be brick, the letters will be black and raised and the side bars will be bronze.
Mr. Gibbs discussed the cap at the top of the sign. He stated that he would like to see the cap raised/arched more to reflect the detail from the original building and he would also like to see the size of the letters brought down. Ms. Crozier stated that she would have the person at the sign company reflect those changes. Mr. Vinciguerra stated that he would like to see a larger space between the cap and the letters.
MOTION to recommend approval with recommendations.

Sign- 20 Main Street, New Alliance Bank, Map 40, Lot 61-2, B-1 District

C. APPLICATION FOR CERTIFICATE OF ZONING COMPLIANCE- cont.
2000 sft. addition to existing building- 460 Boston Post Rd., Computer Signs, Map, Lot, B-4 District
Applicant: Art Vercillo/Computer Sign
Gary from Computer Signs was present to discuss the addition. He stated that the building would consist of brick siding that would align with the window sill, a decorative stenciled sidewalk, a metal roof which would tie in with the existing ridges, a 1 foot overhang to match the existing building, and landscaping of the island. Mr. Snow recommended two 50 watt sodium bulbs for down lighting and Mr. Pendelton recommended that the only landscaping to be done be a large green maple tree in the center of the island.
A discussion regarding grading ensued. Gary stated that there would be no need for grading.
Mr. Gibbs stated that drawings depicting the brick siding be submitted to the Land Use department.
MOTION to recommend approval with modifications pending submittal of a new drawing.

D. APPLICATION FOR CERTIFICATE OF ZONING COMPLIANCE- cont.
Landscape Plan- Coulter Street, North Cove Crossing
Applicant/Agent: John Cunningham
Jill Caouette abstained.
Mr. Cunningham stated that the landscaping would consist of low covered beds and large shade trees at the entrance, 20 medium shade trees and Japanese white pines throughout the entire development, and evergreens around the pool. Mr. Cunningham further stated that the existing oaks on the property would remain in place. Mr. Cunningham noted that bollards placed at the entrance and around the pool area and throughout the development would be used for lighting.
Mr. Gibbs stated that he would be in favor of using hard fencing as opposed to landscaped fencing because he felt it gives more of a creation of boundaries or a community oriented development. Mr. Vinciguerra agreed that placement of a fence would give more privacy and a feeling of ownership.
Ms. Del Giorno asked if a flagpole would be placed on the property? Mr. Cunningham stated that a flagpole could be placed at the entrance.
A discussion ensued regarding sidewalks. The Board Members agreed that a sidewalk should be placed on at least one side of the street to create a boundary and a walkway should be placed around the pool.
MOTION to recommend approval with the following modifications: at least one side of the road should have a sidewalk, fences should be placed to give the illusion of stewardship, a flagpole should be placed at the entrance, and the developer should be responsible for writing the Condominium documents for future improvements for transitional development
