Re: Roof replacement Luxborough Tower (contract W123)

Further to our letter of 19 May, we are pleased to let you know that the roof replacement work at Luxborough Tower is due to start onsite on Monday 12 June.

The work is being carried out by our contractor,Russell Trew Ltd.

Thank you to those residents who took the time to attend the ‘meet the contractor’ session on 1 June. The contact details for Russell Trew are set out below for your reference.

What kind of work will be carried out?

The work includes:

  • Replacement of the current roof finishing covering including insulation.
  • Concrete cracking and water penetration repairs to parapet and plant room walls.
  • Renewal of roof access and plant room doors with fire rated doors.
  • Replacement of wall mounted and roof mounted electrical lighting.
  • Install safety hand railing edge protection to the south edge of plant room roof.
  • Carry out jetting works to all downpipes and guttering.
  • Decoration to roof parapet, plant and lift motor room walls and duct housing doors.
  • Remove and organise redundant and loose cables along with removal of

redundant brackets.

To carry out the work Russell Trew will be erecting the hoist towerfrom Monday 12 June on the rear doorway elevation as shown on the site plan which is enclosed. They will be using the hoist to lift materials to the roof.

You may wish to notify your home contents insurance company to advise them that a hoist tower is being put up. There will be some noise and the movement of people and vehicles around the block. Thank you for your understanding during the work.

Timescales

The work is planned to take twelve weeks and we aim to complete the scheme at the end of August 2017.

Pre condition surveys for properties 107- 114

Before any work starts on the roof, Russell Trew need to undertake pre condition surveys of the properties on the top floors of the block.

Russell Trewwill be setting up a site office between car parking bays 34-36. The office hours are 8am 4:30pmMonday to Friday. The team working for Russell Trew will have identification on them at all times.
