Chiller Annual Inspection Maintenance Services
Annual stop inspection shall include the following:
-Report to owner, discuss equipment performance with operators and review operating logs as necessary.
-Conduct thorough refrigerant leak test of entire machine.
-Estimate refrigerant loss rate and report to the owner.
-Inspect compressor motor terminals.
-Inspect compressor motor starter contacts for wear and pitting.
-Check the contactors for free and smooth operation.
-Inspect all wiring and connections for tightness and signs of overheating, discoloration and corrosion.
-Verify the operation of the electrical interlocks.
-Measure voltage and record. Voltage should be nominal voltage ± 10%.
-Inspect all tubing and connections, check for adequate mounting.
-Inspect thermal insulation.
-Wipe down entire machine.
-Visually inspect unit for oil leaks.
-Check oil level in compressor.
-Remove oil sample and conduct spectrographic oil analysis.
-Analyze sample for clarity, acid number, moisture content and wear metals and submit analysis report to owner.
-Check operation of the crankcase heater and record temperature and amp readings.
-Remove condenser heads and brush clean tubes with rotary tube cleaning equipment.
-Replace condenser head gaskets.
-Verify the working condition of all indicator/alarm lights.
-Test the oil pressure safety switch.
-Test the high pressure and low pressure control.
-Test the freezestat.
-Test the thermostat.
-Check the liquid line sightglass and moisture indicator on all circuits.
-Test operation of water flow protection.
-Remove dust and dirt from all electrical components.
-Wipe down and clean interior of all electrical and control cabinets.
-Place chiller into service and verify proper startup sequence and external interlocks.
-Record all operating conditions.
Notes:
-All repair labor, materials, refrigerant and oil are excluded. If any issues are discovered, a detailed estimate explaining the issue, the recommended repair and identifying the labor and parts (separated and individually listed) shall be provided.
-All parts supplied to repair the chillers (if required) shall be original equipment manufacturer (OEM) parts.
-All work performed in Building 3 shall be performed after hours and coordinated with the owner.
