Real Estate Analyst

Position Summary:

Provide analytical insight of market and financial conditions by working with the Director of Multi-Family, underwriting multifamily real estate developments throughout the Southwest, Texas and Southeast.

PRIMARY RESPONSIBILITIES

Pre-Stabilization

  • Analyze lease up performance and projections; make recommendations
  • Analyze and project performance hurdles and deal profit; make recommendations
  • Prepare memos and presentations

Market Analysis

  • Research various markets to determine estimated demand and supply for multi-family
  • Research market metrics to determine estimated absorption, lease-up projections, and rental rates
  • Determine market trends to make accurate projections for rent growth, market demand, absorption, and various economic conditions
  • Maintain market rating models based on the investments Titan has made and is pursuing
  • Analyze key demographic and economic trends in various markets
  • Analyze trends in the market place to determine opportunities for investments
  • Track sales trends in various markets through cap rates and valuations
  • Develop relationships with brokers, property managers, and developers to analyze market opportunities
  • Analyze the micro and macro trends to develop accurate projections for proformas
  • Research detailed competitor sets to determine projections for rents, lease-up, absorption, unit sizes, unit mix, project size, finish level, amenity packages, etc.
  • Monitor news reports and data sources to stay up to date on market trends and new competing projects
  • Research construction pricing in various markets through networking for underwriting purposes

Financial Analysis

  • Analyze sales comps to determine accurate sales projections for assets
  • Develop proprietary perspectives on markets to underwrite new projects for new investments
  • Collaborate with the financial analysts to develop proformas for underwriting and analysis

Underwriting

  • Prepare internal investment memorandums for approval committees and pitch books for raising equity and securing debt
  • Research the company’s key markets to provide insight on supply and demand trends in the local economy, demographic changes, potential site’s competitive set, and the state of the apartment market
  • Thoroughly evaluate rent, expense and tax assumptions and make informed recommendations

Financing

  • Prepare investment memorandums for securing debt
  • Coordinate requests for information from lenders
  • Facilitate lender support and requested analysis

Desired Qualifications

  • 2+ years of experience in multi-family real estate
  • Excellent academic track record with demonstrated interested in real estate or finance
  • Excellent writer who communicates effectively and succinctly
  • Ability to network with consultants and brokers across the country
  • Advanced user of Microsoft Excel
  • A critical thinker and self-starter capable of accomplishing a task with limited guidance and supervision
